This is an independent-contractor opportunity with competitive fee-split compensation, flexible scheduling, and assignments throughout Western North Carolina. We are looking for someone who is dependable, detail-oriented, familiar with professional appraisal standards, and committed to producing credible, well-supported reports. About Shining Rock Appraisal Company Shining Rock Appraisal Company provides residential appraisal services throughout Buncombe, Haywood, Henderson, Madison, Transylvania, McDowell, and Yancey counties and surrounding areas. Our assignments include conventional and FHA lending appraisals, estate and date-of-death valuations, divorce-related appraisals, pre-listing and pre-purchase appraisals, vacant land appraisals, and other private residential valuation services. Local Expertise. Defensible Analysis. Credible Results. Position Responsibilities Responsibilities will depend on the applicant's credential level, experience, and demonstrated competency. Inspect and accurately measure residential properties Photograph and document relevant property characteristics Research public records, comparable sales, listings, market trends, and other relevant data Analyze site, location, condition, quality, design, utility, and marketability Assist with or independently develop credible opinions of value, as permitted by credential level Prepare accurate, professional, and well-supported appraisal reports Comply with USPAP, applicable lender and agency guidelines, ANSI® measurement standards, and North Carolina Appraisal Board requirements Maintain complete and organized workfiles Meet agreed-upon inspection and report-delivery deadlines Communicate professionally with clients, homeowners, real estate agents, attorneys, and other parties Respond promptly and professionally to reasonable revision or clarification requests Certified Appraiser Requirements Current North Carolina Certified Residential or Certified General Real Estate Appraiser credential in good standing Experience completing residential appraisal assignments independently Strong knowledge of USPAP, conventional lending guidelines, and ANSI® measurement standards FHA roster eligibility is preferred but not required Reliable transportation and appropriate field equipment Strong analytical, report-writing, communication, and time-management skills Ability to manage assignments independently and meet established deadlines Registered Appraiser Trainee Requirements Current and active North Carolina Registered Trainee Real Estate Appraiser credential in good standing is required Completion of all qualifying education required for trainee registration Applicants who have not yet obtained their North Carolina Registered Trainee credential will not be considered Strong analytical, writing, mathematical, research, and organizational skills Genuine interest in developing a long-term residential appraisal career Willingness to learn, accept constructive feedback, and follow established appraisal procedures Reliable transportation and willingness to travel throughout Western North Carolina Ability to manage deadlines and complete assigned work with accuracy and attention to detail Prior experience in appraisal, real estate, construction, home inspection, finance, or data analysis is helpful but not required Preferred Qualifications Familiarity with Asheville and surrounding Western North Carolina real estate markets Experience with rural, mountain, acreage, manufactured, modular, log, luxury, or other complex residential properties Experience with private-party, estate, divorce, or attorney-related appraisal assignments FHA roster eligibility Existing access to local MLS systems Familiarity with appraisal software and digital measurement tools Compensation and Work Arrangement Independent-contractor opportunity Competitive fee split based on credential level, experience, assignment complexity, geographic coverage, and required supervision Flexible scheduling within agreed-upon client deadlines Assignments may be accepted based on availability, competency, location, and complexity Assignment volume may vary and is not guaranteed Certified appraisers are generally responsible for their own licensing, insurance, software, equipment, transportation, taxes, and other business expenses unless otherwise agreed in writing Trainee supervision, assignment participation, experience-log credit, report-signing responsibilities, compensation, and expectations will be established before work begins How to Apply Please apply through Indeed and include a résumé or summary of your professional qualifications.
