Certified Residential and Certified General Appraisers will not be considered. This opportunity is specifically intended for an appraiser holding the State Licensed classification.
ABOUT THE ASSIGNMENTS
Our company primarily serves homebuyers and homeowners . Most assignments are private-client Restricted Appraisal Reports , rather than traditional lender or high-volume AMC work. Some assignments may include Form 1004 lender reports completed under the company's established supervisory, quality-control, and signature process. The selected appraiser must be able to independently develop a credible opinion of value and explain the analysis in language an everyday client can understand.
INDEPENDENT-CONTRACTOR STATUS AND ASSIGNMENT VOLUME
This is a 1099 independent-contractor opportunity , not a salaried or hourly employee position. Compensation is paid per completed assignment. Taxes will not be withheld. Assignment volume may vary, particularly during the initial period. Orders are generated primarily through online marketing, client inquiries, and incoming calls. A minimum number of weekly or monthly assignments is not guaranteed. Contractors may accept assignments based on their availability. Once an assignment is accepted, all communication, quality, and turnaround-time requirements apply.
EXPERIENCE AND QUALIFICATIONS
Minimum of five years of active residential fee-appraisal experience; seven or more years preferred . Active Georgia State Licensed Real Property Appraiser credential. License in good standing with the Georgia Real Estate Appraisers Board. Demonstrated experience independently researching, developing, and writing complete residential appraisal reports. Experience appraising atypical properties and assignments with limited comparable data. Strong knowledge of comparable selection, market-supported adjustments, highest and best use, market analysis, and reconciliation. Current knowledge of USPAP, Georgia appraisal requirements, and all other applicable appraisal rules, regulations, and standards. Experience using Win

appraisal software and current access to the software. Ability to work remotely and independently within the company's established quality-control and supervisory review process. Strong analytical, research, organizational, and communication skills. Access to the equipment, technology, data services, and other resources necessary to complete accepted assignments.
REPORT QUALITY AND CLIENT COMMUNICATION
The appraiser must be able to: Prepare clear, complete, credible, and defensible Restricted Appraisal Reports. Explain the value conclusion both verbally and in writing. Write reports in plain language that buyers and homeowners can understand. Prepare reports thoroughly enough that a separate report walkthrough is generally unnecessary. Professionally answer client questions when additional explanation is requested. Clearly support and defend the comparable selection, adjustments, market analysis, reconciliation, and final value conclusion. Deliver reports that require no substantive rewriting and no more than minor quality-control corrections. Provide a five-star client experience through accuracy, clarity, professionalism, communication, and dependable service.
ORDER MANAGEMENT AND TURNAROUND TIME
The appraiser must: Independently manage all accepted appraisal orders. Provide daily status updates on open orders. Communicate promptly regarding access problems, missing information, comparable-data limitations, or anything else that could affect an assignment or deadline. Meet every accepted client deadline. Deliver each completed report on or before the agreed-upon due date. Turnaround time is mandatory once an assignment is accepted. Consistently late reports will not be accepted.
REPORT SAMPLES
Applicants must submit: A current résumé. Three redacted Uniform Residential Appraisal Reports—Form 1004—that the applicant personally researched, developed, and wrote. The report samples will be evaluated for comparable selection, adjustments, market analysis, reconciliation, reporting clarity, and overall credibility. PAYMENT Payment for each completed and accepted report will be processed within two business days after submission.
