Property Inspector & Maintenance Coordinator Job Summary One Nest Property Management is looking for a detail-oriented, self-motivated Property Inspector & Maintenance Coordinator to manage the inspection and vendor-coordination side of our growing single-family and small multi-unit portfolio in and around Lincoln, CA. This is a coordination and inspection role, not a hands-on repair position — you'll walk properties, document condition, manage vendor work orders, and communicate directly with property owners, rather than performing repairs yourself. If you're organized, proactive, and comfortable working independently in the field, we'd like to talk to you. Responsibilities Conduct move-in, move-out, and maintenance inspections in person Conduct annual inspections tied to each property's lease renewal cycle, scheduled in coordination with the Property Manager Upload inspection reports and photo/video documentation to shared drive Create maintenance work orders as needed based on inspection findings Monitor incoming work orders and triage accurately by urgency and type Ensure vendors respond, schedule, and close out work orders on time Give urgent and emergency work orders extra attention, looping in the Property Manager on special cases Collect Certificates of Insurance (COI) from all vendors before dispatching work; track expiration dates Communicate inspection findings and maintenance recommendations directly to property owners, clearly and professionally Provide timely updates to owners on repair costs, timelines, and vendor progress Respond promptly to owner questions or concerns related to property condition and maintenance Join a shared emergency maintenance on-call rotation ($200 monthly stipend when on call) Qualifications Experience in property inspections, maintenance coordination, or a related field (hands-on trade experience is a plus for spotting issues, but not required — this role coordinates repairs rather than performing them) Comfortable conducting in-person inspections at properties in Lincoln, CA and surrounding areas, across single-family homes and small multi-unit complexes Strong organizational skills — able to track multiple work orders and vendor timelines at once Strong written and verbal communication skills, with the ability to communicate professionally and directly with property owners Comfortable with both proactive and reactive communication — flagging issues before being asked, not just responding when prompted Strong troubleshooting ability — able to assess a situation on-site and determine next steps independently Self-motivated, comfortable working with minimal day-to-day supervision, and adaptable to shifting priorities without being told Comfortable having direct, sometimes difficult conversations with vendors and tenants (vendor accountability, tenant concerns) while leading with empathy Able to recognize when a situation calls for escalation to the Property Manager rather than resolving it independently Valid driver's license and a dependable vehicle required Experience with AppFolio and/or Property Meld a plus, not required Compensation & Benefits $22.00/hour starting, depending on experience Performance-based monthly bonuses (details reviewed during the hiring conversation) Holiday pay, vacation pay, and sick pay (eligible after 90 days) Mileage reimbursement for field work
