West Coast - Architects & Engineers - Property Condition Assessment (Remote | 3rd party Contract only) Company Overview Property Condition Assessments, LLC (PCA) is a national consulting firm specializing in architectural and engineering due diligence. We provide detailed property condition assessments (PCAs) for institutional clients involved in real estate acquisition, asset management, and strategic planning across commercial, multifamily, and government sectors. Our clients rely on our expertise to inform billions of dollars in real estate investment decisions. Primary Position Summary PCA is seeking experienced Architects and Engineers (Mechanical, Electrical, Plumbing focus strongly preferred) with hands-on, field-based experience in building systems, construction, facilities/property condition assessments. This role is designed for field-ready professionals who can independently (or in a team) perform on-site evaluations, document existing conditions, and produce high-quality technical reports based on real-world observations. We are looking for professionals interested in flexible arrangements—whether full time or independent contract roles. This is a remote-based opportunity with nationwide travel. This position is also well suited for independent consultants or business owners seeking flexible, project-based field assignments. PCA's remote, deadline-driven model allows professionals to accept work as their schedules permit while contributing to high-impact national projects—without the constraints of a traditional office-based role. This is not a project management or office coordination position. Successful candidates are comfortable working independently (or in a team environment) - in the field and owning the accuracy and quality of their site observations and reporting . Key Responsibilities Conduct comprehensive on-site visual assessments of building systems (architectural, structural, mechanical, electrical, plumbing) for commercial, multifamily, and federal properties. Identify observed deficiencies, deferred maintenance items, and system-level concerns based on field conditions. Review construction documents, public records, and prior reports to support assessment findings. Interview on-site property management or maintenance personnel to obtain operational and historical context. Prepare detailed, narrative-style reports documenting observed conditions, life-cycle considerations, and cost opinions for repairs or replacements. Coordinate directly with PCA technical reviewers to address comments and finalize deliverables. Travel nationally as required to complete site inspections within established deadlines. Additional Roles (Expanded Search) In addition to looking for experts in general facility condition reports (Arch or MEP) we are also looking for individuals in other sub-fields of expertise such as: Lender style report experts: Expertise in Fannie Mae and Freddy Mac style assessment reports Federal Government Condition Reports (Builder SMS users) Preferred Experience and Qualifications Licensed Architect or Professional Engineer (PE) preferred, but not required. 10+ years of relevant industry experience in architecture, engineering (especially MEP), facilities, or construction. Strong working knowledge of building systems, construction practices, materials, and applicable codes. Direct experience with property condition assessments, facilities assessments, or forensic evaluations strongly preferred. Familiarity with Commercial & Federal asset management tools (Builder SMS, Maximo, GFEBS, e

PRISMS, RPLANS, HQIIS

) is a plus. Bachelor's degree in Architecture, Engineering, or Construction Management (required). Core Competencies Strong technical judgment and attention to detail. Excellent written and verbal communication skills; ability to author client-ready narrative reports. Self-directed, deadline-driven, and comfortable working independently. Professional integrity and commitment to accurate, defensible assessments. Physical ability to perform building walk-throughs, including stairs, ladders, rooftops, and active mechanical areas. Pay:
