This is a hands-on field role for someone who understands how buildings and their major systems perform, can identify physical deficiencies in the field, and can translate observations into concise, defensible technical reports. The ideal candidate has solid experience performing Property Condition Assessments in accordance with ASTM standards , with the ability to independently evaluate building systems, document deficiencies, develop repair recommendations, and estimate costs associated with corrective work. What You'll Do Perform Property Condition Assessments (PCAs) at commercial and institutional properties throughout the U.S. Conduct on-site visual assessments of building structures, foundations, roofs, exterior systems, interiors, mechanical systems, electrical systems, plumbing, fire/life safety systems, site improvements, and other major building components . Identify and document physical deficiencies, deferred maintenance, code-related observations, and capital needs based on field conditions and applicable ASTM standards. Review available property documents, plans, maintenance records, prior reports, and other due diligence materials. Interview property representatives and maintenance personnel to obtain information regarding building history, current conditions, and known deficiencies. Develop repair and replacement recommendations , including opinions of probable costs for identified deficiencies and capital expenditures. Prepare accurate, well-organized PCA reports that clearly communicate property conditions, deficiencies, recommendations, and anticipated costs. Apply ASTM standards and client-specific scopes consistently across assignments. Use electronic tablets and field data-collection tools to document observations, photographs, and building conditions in real time. Coordinate with internal technical teams and subject matter experts when specialized review is required. Perform related property and technical due diligence services as needed, including structural, seismic, mechanical, civil, environmental, pre-construction, construction monitoring, desk review, and document review assignments . What You Bring 3+ years of experience performing Property Condition Assessments (PCAs) or closely related commercial building assessments. Working knowledge of ASTM Property Condition Assessment standards and their application to both field inspections and technical reporting. Strong understanding of commercial building construction and major building systems , including structural, architectural, mechanical, electrical, plumbing, roofing, site/civil, and life-safety components. Ability to recognize building deficiencies, determine appropriate corrective measures, and develop reasonable repair/replacement cost opinions. Strong technical writing skills with the ability to produce clear, concise, and defensible reports. Bachelor's degree in Architecture, Engineering, Construction, Building Science, or a related field preferred. Equivalent combinations of education and relevant experience will be considered. Valid driver's license and acceptable driving record. Travel & Field Requirements This is a high-travel, field-based position at 50%. . Travel will typically involve visiting client properties throughout the U.S., with common schedules consisting of one day in the field followed by one day working remotely . Overnight stays and occasional weekend travel may be required.
