Right-of-Way / Eminent Domain Appraiser (Ongoing Work - DFW Area) Dallas-Fort Worth, TX Job Details Part-time | Contract $75 - $150 an hour 23 hours ago Qualifications Valuation Certified General Appraiser Analysis skills Real estate appraisal Attention to detail Analytical thinking Full Job Description We are seeking an experienced Real Estate Appraiser to assist with ongoing valuation assignments throughout the Dallas-Fort Worth (DFW) area. The scope of work includes utility easement and condemnation-related valuations, as well as general real estate appraisal services across residential, land, and occasional commercial properties. The ideal candidate will have the ability to perform well-supported analyses, including before-and-after valuations, and assess potential severance damages or impacts to the remainder property. While experience in right-of-way or eminent domain assignments is strongly preferred, we are open to qualified appraisers with a solid background in real property valuation and strong analytical capabilities. Key Responsibilities The selected appraiser will be responsible for conducting site inspections, analyzing market data and comparable sales, and preparing clear, defensible appraisal reports suitable for internal use and, where applicable, potential litigation support. Assignments may include utility easement valuations, condemnation-related analyses, and standard residential or land appraisals, depending on project needs. Qualifications Candidates should possess appropriate appraisal licensing within the State of Texas, with Certified General Appraisers preferred. Strong analytical skills, attention to detail, and the ability to produce accurate, well-supported valuation reports are essential. Experience with right-of-way, eminent domain, or litigation support is preferred but not required. Work Structure This position is structured as ongoing, assignment-based work with flexible scheduling. It offers the opportunity to establish a long-term professional relationship based on performance, reliability, and consistency across multiple projects. Compensation Compensation is negotiable based on experience and scope of work, with a preference for flat-fee, per-assignment arrangements. Ongoing volume is available for the right candidate.
Pay:
$75.00 - $150.00 per hour Application Question(s): Do you have an active Texas appraiser license? Do you have experience with right-of-way, eminent domain, or utility easement valuations? Have you completed before-and-after valuation analyses for partial takings or easements? Have you prepared appraisal reports for litigation or legal proceedings?
