This is not a traditional desk-based property management position. A significant portion of the workday is spent in the field visiting residential properties, completing inspections, documenting property conditions, installing and removing signs and lockboxes, checking vacant properties, and ensuring assigned field tasks are completed correctly and on time. We are looking for someone who enjoys working independently, takes pride in doing things correctly, pays close attention to detail, and can be trusted to follow an assignment through to completion. What You'll Do Responsibilities include: Conduct routine property inspections Take clear, thorough photographs and document property conditions Identify and report maintenance, safety, cleanliness, and property-condition concerns Conduct vacant-property checks Install and remove lockboxes and property signs Rekey or coordinate access to properties as assigned Inspect, replace, date, and document HVAC filters as required Assist with move-in and move-out field activities Meet vendors and provide access to properties when necessary Deliver notices, keys, materials, or other property-related items Verify that assigned work has been completed Accurately document completed tasks using company software and mobile applications Immediately escalate significant property issues to the appropriate team member Assist the property management team with other field and operational responsibilities as needed Who We're Looking For The right person for this position: Is extremely dependable and punctual Notices details other people miss Takes ownership of assigned responsibilities Works well independently without constant supervision Is comfortable being held accountable for the quality of their work Can receive direct feedback and use it to improve Is comfortable driving throughout the Hampton Roads area Is comfortable using smartphones, mobile apps, photographs, email, and property-management technology Communicates professionally with residents, property owners, vendors, and coworkers Can prioritize multiple assignments and meet deadlines Does not consider a task complete until both the work and documentation are finished Property management experience is helpful but not required. We are more interested in finding someone with strong work ethic, judgment, attention to detail, and a willingness to learn. Candidates with experience in field services, residential property management, home inspection, construction, restoration, facilities operations, apartment operations, logistics, military service, public safety, or similar environments may be particularly well suited for this role.
