$120,000•150,000, based on experience Position Summary Barrington Residential is seeking a Director of Capital Projects and Risk Management to lead the planning, coordination, and execution of capital improvements across our multifamily portfolio. This is a highly hands-on position focused on capital planning, project development, construction coordination, budgeting, and execution . The successful candidate will work across the portfolio to identify capital needs, develop project scopes and budgets, prioritize projects, coordinate contractors and internal resources, and ensure projects are completed on time and within approved budgets. The position will work closely with Ownership, Operations, Maintenance, and Property Management and will play a critical role in implementing Barrington Residential's long-term capital improvement strategy. Key Responsibilities Develop and maintain annual and five-year capital plans and budgets by property and for the overall portfolio. Conduct property assessments to identify and prioritize deferred maintenance, asset preservation, major building system replacements, and value-add opportunities . Develop replacement and useful-life planning for major components including roofs, HVAC/boilers, paving, plumbing, electrical, building envelopes, windows/doors, and other building systems. Develop project scopes, budgets, schedules, specifications, and bid packages. Oversee capital projects from planning and bidding through execution and completion, including budget, schedule, quality, and change-order management. Evaluate repair vs. replace vs. defer decisions in partnership with Operations and Maintenance. Evaluate proposed capital investments based on need, risk, ROI, NOI impact, market position, resident experience, and long-term asset value. Develop and maintain portfolio standards for recurring renovations and capital improvements to improve consistency, quality, and cost. Build and manage relationships with qualified contractors, vendors, architects, engineers, and consultants and leverage portfolio purchasing power where appropriate. Prepare capital forecasts and regular reporting for Ownership, including project status, spending, deferred maintenance exposure, and upcoming capital requirements. Participate in acquisition due diligence, property condition assessments, lender inspections, refinancing requirements, and other capital-related strategic initiatives. Partner closely with Operations, Maintenance/Facilities, and Finance to execute the capital plan. These departments do not report to this position . Qualifications 7+ years of multifamily/residential experience in capital projects, construction management, renovations, capital planning, or a related field. Experience overseeing capital projects across a large multifamily portfolio , preferably 3,000+ units. Strong experience with B and C class multifamily assets , including older properties and deferred maintenance. Strong knowledge of multifamily construction, renovations, building systems, and major capital components. Demonstrated ability to manage projects from assessment and scope development through budgeting, bidding, execution, and completion . Experience developing and managing multi-year capital plans and significant CapEx budgets. Strong financial understanding, including capital budgeting, ROI, NOI, and property-level performance. Strong project management, negotiation, analytical, and communication skills. Ability to collaborate across departments and influence execution without direct reporting authority. Associate's degree required; Bachelor's degree in Construction Management, Engineering, Business, or related field preferred. Valid driver's license and regular travel throughout the Upstate New York portfolio required. What We're Looking For We are looking for someone who can walk a property, understand what it needs, determine what should be prioritized, develop the scope and budget, and drive projects through completion. At the portfolio level, this person will help Ownership determine where capital should be invested, what can be deferred, and where investment will create the greatest long-term value. This is a hands-on, ownership-facing position with significant time spent at properties and active project sites.

Do you have direct experience with older, B•and/or C-class multifamily assets, including deferred-maintenance prioritization? Have you presented capital forecasts, project-status reports, deferred-maintenance exposure, or capital recommendations directly to owners, executives, lenders, or investors? How many years of experience do you have managing capital projects, major renovations, construction, or asset-preservation work for multifamily residential properties? Have you developed or managed an annual and/or multi-year capital plan for a multifamily portfolio? Have you independently prepared scopes of work, assembled bid packages, evaluated contractor bids, and negotiated project pricing or contract terms? This is a full-time, in-person Rochester position with regular site visits and travel throughout the Upstate New York portfolio. Can you perform these essential job functions?
