The Adams County Treasurer's Office is a small, service‑focused team that helps residents, businesses, and real estate professionals navigate property taxes and real estate transactions. We value accuracy, integrity, and respectful customer service in every interaction.POSITION OVERVIEW
The Real Estate Excise Tax Deputy is responsible for processing real estate excise tax transactions and maintaining accurate taxpayer and property ownership records. In this role, you will be a key point of contact for the public, title companies, lenders, and other county offices, explaining requirements and answering questions in a clear, friendly way. You will work in a structured office environment where attention to detail is critical, and your work directly supports county services and community trust.KEY DUTIES
- Receive and process real estate excise tax affidavits from attorneys, title companies, lenders, and individuals.
- Enter transaction details (grantor, grantee, sale price, legal description, parcel information, document type, dates) into county systems accurately and efficiently.
- Audit and update taxpayer and ownership records to ensure tax statements are billed to the correct owner.
- Prepare monthly excise tax reports and verify allocations to the State of Washington.
- Assist with mobile home transfers, tax certificates, movement decals, and related excise and personal property tax processes.
- Balance daily cash sheets and receipt property taxes and other revenue using established BARS codes.
- Conduct tax searches and respond to inquiries from the public, mortgage lenders, and other departments.
- Provide interpersonal and telephone customer service regarding excise tax, property tax, and Treasurer's Office procedures.
- Perform general office tasks, including filing, data entry, record maintenance, and other duties as assigned.
MINIMUM QUALIFICATIONS
- High school diploma or GED
- One year of work experience in a similar administrative, legal, real estate, or tax‑related position; or equivalent training/education that demonstrates the ability to perform the duties of this job
- Previous cash handling experience and direct office/administrative experience.
- Valid Washington State driver's license and ability to be bondable, subject to required background checks.
- Proficiency with Microsoft Word, Excel, and Outlook and ability to learn new computer systems.
- Ability to read and work with detailed documents, legal descriptions, and columns of numbers with a high degree of accuracy.
- Strong customer service skills and the ability to communicate clearly and professionally with a diverse public.
WORK ENVIRONMENT & PHYSICAL REQUIREMENTS
Work is performed in an office setting with moderate noise and frequent interruptions. Most duties are performed at a computer workstation, with occasional lifting, standing, walking, filing, and handling of paper records. Persons are frequently required to sit, talk, hear, and use hand‑finger dexterity.SALARY & BENEFITS
- Office hours: Monday through Friday 8:00 - 5:00.
Salary:
This is a full-time represented position, which is currently classified at Range A of the 2025 Court House Salary Schedule of $19.78 - $25.92/hr.- Initial placement at time of hiring is dependent upon prior relevant experience and qualifications. The high end of the salary range (steps 3,4, etc.) are typically longevity steps.
