Role The Controller is responsible for leading the Company's accounting function and ensuring the accuracy, integrity, and timeliness of financial reporting across O'Reilly Development Company (ODC), O'Reilly Management Services (OMS), and affiliated entities. This role oversees the day-to-day accounting operations of the organization, including financial reporting, general ledger accounting, treasury administration, payroll, tax coordination, internal controls, project accounting, and financial compliance. The Controller works closely with executive leadership to provide reliable financial information, strengthen accounting processes, and support the company's continued growth. The Controller reports directly to the President & CFO. As the organization grows, this position is expected to transition to reporting to the Vice President of Finance while continuing to lead the Company's accounting function. Roles & Responsibilities 1. Accounting Operations & Financial Reporting Lead the monthly, quarterly, and annual financial close process. Prepare accurate and timely financial statements for ODC, OMS, and affiliated entities. Maintain the integrity of the general ledger and supporting schedules. Ensure compliance with GAAP and company accounting policies. Oversee accounts payable, accounts receivable, journal entries, bank reconciliations, and other core accounting functions. Maintain accounting records that support management reporting, lender requirements, and external financial reporting. 2. Treasury & Cash Administration Oversee daily cash management activities, wire transfers, bank account administration, and cash reconciliations. Prepare cash flow reporting and short-term cash forecasts. Administer line-of-credit activity, debt service payments, and other routine treasury transactions. Support executive leadership with liquidity reporting and cash planning. 3. Internal Controls, Audit & Tax Maintain and improve accounting policies, procedures, and internal controls. Coordinate annual financial statement audits and serve as the primary accounting contact for external auditors. Coordinate the preparation of federal and state tax returns with external tax advisors. Ensure timely completion of required financial compliance reporting. Support implementation of accounting process improvements and automation initiatives. 4. Project Accounting & Development Support Establish and maintain accounting records for new development projects and legal entities. Manage project accounting throughout predevelopment, construction, and stabilization. Coordinate construction loan closings from an accounting and financial administration perspective. Prepare and submit monthly construction draw requests and supporting documentation. Maintain construction loan schedules, funding records, and lender reporting requirements. Support MHDC, LIHTC, and other program compliance from an accounting and financial reporting perspective. 5. Corporate Accounting Administration Oversee payroll processing and related reporting. Administer the Company's 401(k) plan and workers' compensation audits. Coordinate corporate insurance renewals, policy administration, and Builder's Risk insurance procurement. Maintain legal entity records, business registrations, licenses, and other corporate compliance filings. Support annual reporting and other recurring regulatory requirements. 6. Budgeting, Forecasting & Financial Support Coordinate preparation of the annual operating budget. Prepare periodic financial forecasts and management reporting schedules. Support executive leadership with financial analyses and reporting as requested. Assist with lender, investor, and board reporting by providing accurate financial information and supporting schedules. 7. Investor Accounting Support Administer investor accounting activities through AppFolio and related platforms. Coordinate investor onboarding, capital account maintenance, quarterly distributions, and K-1 reporting. Maintain accurate investor records and supporting documentation. Support investor reporting by providing timely and accurate accounting information. 8. Leadership & Continuous Improvement Lead, mentor, and develop the accounting team. Foster a culture of accountability, accuracy, and continuous improvement. Identify opportunities to improve accounting processes, reporting, automation, and operational efficiency. Collaborate with development, construction, asset management, operations, and executive leadership to support company objectives. Qualifications Education Bachelor's degree in Accounting required. CPA strongly preferred. Experience 8+ years of progressive accounting experience. Experience managing accounting for multiple legal entities. Strong understanding of GAAP, financial reporting, internal controls, and corporate accounting. Experience with real estate development, construction accounting, or commercial real estate strongly preferred. Experience coordinating external audits, tax advisors, lenders, and financial reporting processes. Experience with QuickBooks and Microsoft Office required; experience with AppFolio and SharePoint preferred.
