Job Description

Job Overview Join our dynamic team as a Grand Coulee Resident Manager, where you will lead the day-to-day operations of a vibrant residential community. Complete activities related to the occupancy of tenants, to respond to emergency calls, to complete maintenance work orders and to serve periodic maintenance needs on the project buildings as further described. This position covers all Housing Authority property located at 211 Continental, plus 13 units in the family developments located on Burdin Blvd.
Duties/Responsibilities:
Perform maintenance on vacant units to prepare units to be occupied, according to Housing Authority standards. Conduct 'In' and 'Out' inspections in company of tenant for all units and forward inspection report to the Maintenance Department/Occupancy Department. Perform periodic inspection of units as instructed by the Occupancy Department, resulting from lease or other occupancy violations and report results to the HUD coordinator. Perform maintenance, routine and emergency work orders as required and forward all work order copies to the Maintenance Department. Perform repairs to include plumbing, electrical and carpentry as instructed by the Maintenance Manager. Maintain the common areas and office in a clean and safe manner. Landscape for property Comply with requests for assistance by the Occupancy Department including but not limited to assistance with income verification, obtaining tenant/applicant signature and delivery of tenant notices. Personally deliver or post legal notices conspicuously as required by Landlord-Tenant Law as requested by the Occupancy Department. Monitor and issue lease violation notices when appropriate. Serve as emergency contact for tenants during weekends, holidays and after hours. Required Skills/Abilities Problem Solving

Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and/or Experience High school diploma or general education degree (GED). Language Skills Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals Reasoning Ability Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Computer Skills Knowledge of Internet software Licenses or Certificates Must have a valid U.S. state driver's license when hired and the ability to obtain a Washington State driver's license within one month of hire.

While performing the duties of this job, the employee is occasionally exposed to toxic or caustic chemicals, i.e. copier toner. Incumbents travel as needed. Occasionally, the employee may be required to travel to training classes.
