DIM works in conjunction with affiliate firm Dwight Capital to source and evaluate lending opportunities nationwide. Within Healthcare Bridge & A/R Financing, Dwight Securities Management (DSM) manages a multi-billion book of skilled nursing and Seniors Housing real estate bridge and working capital revolving loans nationwide. The Healthcare Asset Manager is a critical, client-facing role within DSM's Healthcare Bridge & A/R Financing vertical. DSM's portfolio spans approximately 200 properties and $2.5 billion in assets under management, with the average loan secured by three + underlying properties that are released and paid off via HUD financing over the life of the loan. The Asset Manager owns all aspects of their assigned book, including surveillance, accuracy of system data and analytics, and management of modifications, while coordinating closely and communicating frequently with multiple departments including loan servicing, the
HUD LEAN
underwriting team, and other internal groups to deliver excellent service to borrowers.
Role & Responsibilities Portfolio Surveillance:
Monitor monthly financial reporting, covenant compliance, and industry trends across the portfolio to identify early signs of credit deterioration and clearly communicate analyses to management. Review borrowing base certificates, including real-time census, revenue, collections, and cash flow data, to detect trend shifts and escalate higher-risk credits to the watch list for closer monitoring and monthly executive-level review.
Risk Management:
Maintain accurate and timely property-by-property reporting for each credit. Present portfolio reviews following receipt of monthly financial statements and represent assigned credits at weekly asset management meetings including tracking of financial covenants to underlying loan requirements and underwriting expectations. Anticipate credit risk through active monitoring of surveys, borrowing bases, bank account activity, and proposed or anticipated rate changes.
Modifications & Renewals:
Author comprehensive credit memoranda for facility renewals, amendments, collateral releases, and complex waivers. Coordinate with borrowers, counsel, and the bridge team on modifications and preparation of assets for HUD refinancing.
Required Experience & Skill Sets Education:
Bachelor's degree in Finance, Accounting, Economics, or a related quantitative field.
Portfolio Management Experience:
5 + years of experience managing a book of 15-30 loans.
Industry Experience:
3 to 7 years in commercial banking, corporate lending, or credit analysis, with a strict focus on the healthcare sector.
Sector Focus:
Prior experience in healthcare real estate, AR Financing, or cash flow lending.
Competencies:
Deep understanding of healthcare reimbursement models, regulatory environments, and complex corporate capital structures.
Technical Skills:
Advanced proficiency in financial statement analysis, cash flow modeling, and Excel-based debt sizing tools.
Loan Administration:
Hands-on experience modifying loans, including partial collateral releases, workouts, covenant modifications, extensions, and upsizes, with property-level monitoring for HUD takeout criteria; strong organizational skills to ensure speed and accuracy of delivery for clients.
Analytical Precision:
High attention to detail with financial data, loan covenants, and borrowing base mechanics.
Communication:
Ability to present clearly to senior management and at Investment Committee as well as over email with clients.
Autonomous Execution:
Comfort navigating ambiguity and managing multiple workstreams in a fast-paced, high-volume environment.
Growth Mindset:
Willingness to learn and be a part of technology changes which drive more efficient and accurate decision making.
