7:00am - 3:30pm General Summary Performs a variety of duties to coordinate the activities of the Engineering department, to ensure compliance with the PA Department of Health and The Joint Commission. Maintains the department's Maintenance Management System's work order and preventative maintenance system. Duties and Responsibilities Acts as the department manager's agent to the department foremen and engineering staff to coordinate maintenance activities involving regulatory compliance life safety and environment of care PM's and preserves the records of these activities. Sustains the department regulatory dashboards and reports level of ongoing compliance to the manager of engineering. Responsible for the general structure of the maintenance management system. Creates, updates, closes, schedules and generates scheduled PM work orders. Ensures that work is scheduled and completed according to codes and regulations. Receives the previous day's work orders, closes and updates work orders into the maintenance management system to maintain equipment, parts and work histories. Evaluates and coordinates maintenance activities including, creating and scheduling PM's for new equipment in accordance with the manufacturer recommendations and for compliance with regulatory agency standards. Work with the department manager, foreman and department staff and identifies activities and frequencies of inspection and testing of equipment and utilities for the option of alternate equipment maintenance (AEM). Works with the department's manager and foreman to implement these activities and scores their effectiveness with dashboards and matrix. Creates reports to maintain the department dashboard. Attends regulatory surveys and assists the department manager in plans of correction and creation of the deficiency report. Assures the plans of correction are completed on time, sustained, and the work performed properly addresses the deficiency identified in the citation. Creates necessary maintenance activities and inspection programs to ensure future compliance. Responsible for electronic storage of all survey reports deficiency citing's. Receives requests for engineering services via the maintenance management system Web requests, email and phone calls. Creates work orders to accommodate the service requests. Immediately contacts the department manager and foreman of any utility failures or patient care related issues. Prepares and submits financial reports obtained from the maintenance management system to accounting for charging to the appropriate department or association. Submits an annual report to accounting of the square footage of the hospital. Obtains/issues purchase orders for parts and services. Receives parts from vendors, verifies accuracy, and inputs parts data into the parts inventory of the maintenance management system. Verifies that invoices reflect the parts or services received. Has ownership and maintains records on the computerized lock and key database of the hospital asset's locks and keys and door locks and keys. Works with the facility locksmith and vendor to ensure the appropriate key structure is maintained (grand master, master and change keys) and maintains those records. Monitors the activities of the department such as the work load, trends, and benchmark to determine the effectiveness of the department and the employees. Completes typing of documents such as department meeting minutes, memos, reports, letters, and other documents that support the department.

Qualifications Minimum Education:
High School Diploma or GED Required Associates Degree Preferred Work Experience:
3 years Relevant experience.
Required Driver's License Statement:
Must possess a valid driver's license in the current state of residence. Driving record must meet requirements established by WellSpan Risk Management.
Knowledge, Skills, and Abilities:
Working knowledge of financial and facility maintenance terminology. Proficient with Excel, Word, Outlook. Webview 2000 experience helpful. Knowledge of CMMS programs.
