Job Description

Hospitality Manager (Operations Manager) — Luxury Tiny Home Rentals Retreat Vacations | Tracy City, TN (near Monteagle) Full-Time | $40,000+/year (based on experience, with performance-based growth) About the Role Retreat Vacations operates a portfolio of luxury tiny home rentals on the Cumberland Plateau, and we're looking for a Hospitality Manager to lead the team that makes every guest stay exceptional. This is a hands-on, in-the-field leadership role — you'll spend your days on property with your team, setting the standard for what a luxury short-term rental experience should feel like. If you take pride in building strong teams, holding a high bar for quality, and turning operational chaos into smooth, repeatable systems, we want to hear from you. What You'll Do Lead the Field Team You'll be the day-to-day leader for housekeepers, inspectors, and maintenance vendors. That means coaching cleaning and staging standards, setting clear pacing for QC inspectors, retraining when issues repeat, and building a team that takes ownership of the guest experience. Strong field leadership is the heart of this role. Deliver Luxury-Standard Property Readiness Every home needs to be guest-ready, safe, and beautifully presented before arrival — every time. You'll own turnover schedules around check-ins and check-outs, coordinate cleaning, laundry, inspections, and maintenance, and verify that brand and safety standards are met before each arrival. You'll use OwnerRez and ResortCleaning daily to stay ahead of operational needs. Run Maintenance and Vendor Performance Own maintenance ticket routing, prioritization, and SLA completion. Coordinate preventative maintenance schedules, manage vendor quality and cost, keep critical parts and supplies stocked, and drive durable fixes for recurring issues. Manage Operational Costs and Reporting Track the metrics that matter — turn timeliness, inspection first-pass rate, maintenance SLAs, amenity uptime, and ops cost per occupied night. Review expenses weekly for budget alignment and provide operational summaries for owner updates. Flag HOA or community concerns as they come up. Collaborate and Escalate Well Partner closely with Guest Services on anything that affects guests in real time, escalate safety or asset-health risks to leadership, and work with the Experience team on improvements that need operational changes to land. What Success Looks Like Turns completed on time at target percentage Inspection first-pass rate trending up Guest-reported cleanliness and maintenance issues trending down Maintenance SLAs and preventive maintenance completion meeting targets Amenity uptime high; ops cost per occupied night within budget band What We're Looking For Experience in short-term rentals, hospitality, or field operations management (preferred but not required) A natural team leader — someone who can coach, set standards, and hold people accountable with respect High personal standards for quality, cleanliness, and guest experience Strong coordination skills and the ability to stay calm and prioritize when things get busy Comfortable with property management software — OwnerRez, ResortCleaning, or similar ticketing tools (we'll train on the specifics) Reliable transportation and willingness to be on-property daily Schedule 40 hours per week with on-site field presence. Rotating weekend and after-hours readiness coverage for guest emergencies.
