This full-service IHG hotel serves corporate, leisure, group, meeting, and social-event guests in the southwest suburban Chicago market. With a significant food & beverage and meetings/events component, the property requires a General Manager who understands the complexities of running a full-service hotel and can successfully balance guest satisfaction, sales, revenue generation, labor management, operational standards, and profitability. We are seeking a hands-on hotel operator and business leader who takes complete ownership of the property's performance. The General Manager will be responsible for the overall success of the hotel, including revenue, profitability, guest satisfaction, IHG brand performance, sales, food & beverage, meetings and events, labor management, property condition, and employee development. This position requires a leader who is highly visible throughout the hotel and actively involved in daily operations. The General Manager should know what is happening at the property—not only through reports, but through direct involvement with guests, employees, department heads, customers, and the physical asset.

KEY RESPONSIBILITIESHOTEL LEADERSHIP & OPERATIONS

Provide overall leadership and strategic direction for all hotel operations. Oversee Front Office, Housekeeping, Food & Beverage, Banquets, Sales, Revenue Management, Engineering/Maintenance, Human Resources and Accounting/Finance. Establish clear goals, expectations and accountability for every department and department head. Maintain a highly visible presence throughout the property and actively engage with guests and employees. Conduct regular inspections of guestrooms, public areas, meeting and banquet spaces, food & beverage areas, exterior grounds and back-of-house operations. Ensure consistent compliance with IHG and Crowne Plaza brand standards . Identify operational weaknesses and implement corrective action immediately. Ensure departmental leaders are held accountable for productivity, service, cleanliness, staffing and financial results. Respond appropriately to significant guest concerns and ensure effective service recovery. Ensure compliance with applicable federal, state and local regulations, licensing requirements, health codes and safety standards.

FINANCIAL & PROFIT MANAGEMENT

The General Manager will have complete accountability for the hotel's financial performance. Meet or exceed established revenue, GOP and profitability objectives. Prepare and manage the annual operating budget and hotel business plan. Accurately forecast occupancy, ADR, revenue, payroll and operating expenses. Review P&L statements and operating reports and understand the reasons behind variances. Develop corrective action plans when financial performance falls below expectations. Maintain disciplined labor controls based upon occupancy, banquet activity, business levels and departmental productivity. Identify opportunities to increase revenue and reduce unnecessary operating expenses without compromising the guest experience. Monitor payroll, purchasing, inventory, accounts receivable and other major financial controls. Ensure accurate and timely financial reporting. Protect ownership's investment through strong operational and financial controls.

SALES, REVENUE & MARKET PERFORMANCE

The General Manager must be an active sales leader and understand that driving revenue is a property-wide responsibility. Work closely with Sales and Revenue Management to maximize occupancy, ADR, RevPAR and total hotel revenue. Understand the hotel's competitive set, market position and primary demand generators. Maintain a strong understanding of corporate, negotiated, group, leisure, banquet and social-event business. Know the hotel's key accounts and actively participate in maintaining and growing those relationships. Participate in sales calls, client meetings, property tours and community networking. Review pace, pickup, segmentation, pricing, lost business and competitive performance regularly. Hold the Director of Sales and sales team accountable for measurable production. Develop strategies for need periods and aggressively maximize revenue during high-demand periods. Identify new corporate accounts, groups, events and other opportunities to increase market share. Ensure the hotel is actively selling rather than simply waiting for business to arrive.

FOOD & BEVERAGE, BANQUETS & EVENTS

Food & Beverage and event operations are critical components of this full-service hotel. Provide leadership and oversight for all Food & Beverage, banquet and event operations. Ensure consistent standards for food quality, service, cleanliness and presentation. Monitor food cost, beverage cost, labor productivity and departmental profitability. Work closely with Sales, Catering and F&B leadership to maximize banquet, meeting and event revenue. Ensure weddings, corporate meetings, social events and other functions are executed professionally. Review banquet event orders and upcoming event activity with the appropriate leadership team. Maintain strong purchasing, inventory, portion and waste controls. Identify opportunities to improve F&B revenue and profitability while enhancing the guest experience.

GUEST EXPERIENCE & IHG BRAND PERFORMANCE

Establish guest satisfaction as a fundamental operating priority. Monitor IHG Guest Love, HeartBeat, online reviews, Guest Relations cases, quality evaluations and other brand performance metrics. Develop and execute action plans for areas requiring improvement. Ensure guest complaints are investigated thoroughly and addressed promptly. Ensure employees are trained and empowered to resolve reasonable guest concerns at the property level. Maintain high standards for cleanliness, service, product quality and overall hotel presentation. Personally follow up on significant guest issues when appropriate. Work proactively to reduce recurring complaints and Guest Relations cases. Maintain strong performance on IHG Quality Evaluations and other brand requirements.

HUMAN RESOURCES & TEAM DEVELOPMENT

Recruit, develop and retain a strong hotel leadership team. Establish measurable expectations for department heads and hold them accountable for results. Conduct regular executive and departmental leadership meetings. Coach and develop managers rather than allowing problems to continue unaddressed. Create a professional workplace culture based on accountability, urgency, teamwork and hospitality . Ensure employees understand hotel goals and how their individual performance affects overall results. Maintain appropriate staffing levels while controlling labor costs. Ensure personnel practices comply with applicable employment laws and company policies. Address performance and disciplinary issues promptly, professionally and consistently. Develop management talent and succession plans for key positions. Monitor turnover and take appropriate steps to improve employee retention.

PROPERTY & ASSET MANAGEMENT

The General Manager is responsible for protecting and improving the physical asset. Maintain strong physical-condition standards throughout guestrooms, public areas, meeting spaces, food & beverage areas, exterior grounds and back-of-house areas. Maintain an effective preventive maintenance program. Personally conduct regular property inspections with Engineering and Housekeeping leadership. Ensure deficiencies are documented, assigned and corrected promptly. Monitor out-of-order rooms and ensure rooms are returned to inventory as quickly as reasonably possible. Identify capital needs before they become major operational or guest-service problems. Coordinate renovations, capital projects and property improvements with ownership, contractors and IHG when applicable. Ensure capital projects are completed within approved budgets and with minimal disruption to hotel operations. Maintain strong IHG Quality Evaluation performance. Protect ownership's investment and maintain the property in a manner consistent with Crowne Plaza standards.

OWNERSHIP COMMUNICATION & ACCOUNTABILITY

The General Manager will work closely with Endeavor Hotels ownership and corporate leadership . Maintain transparent, proactive and timely communication with ownership. Provide regular reporting on revenue, profitability, sales activity, guest satisfaction, staffing, property condition and operational challenges. Identify problems early rather than waiting until they become major issues. Present solutions and recommendations when bringing problems to ownership. Execute ownership initiatives and approved business strategies. Maintain accountability for commitments and deadlines. Understand that the General Manager is ultimately responsible for the overall performance, reputation and condition of the hotel.

QUALIFICATIONS

Minimum 3-5 years of General Manager experience in a full-service hotel strongly preferred. IHG experience strongly preferred; Crowne Plaza experience is a major plus. Previous experience managing a hotel with Food & Beverage, banquets, meetings and group business required. Proven understanding of hotel P&L statements, budgeting, forecasting and labor management. Demonstrated ability to improve revenue, profitability and guest satisfaction. Strong knowledge of hotel sales, revenue management and market segmentation. Strong Food & Beverage and banquet operational knowledge. Experience managing and developing department heads and executive leadership teams. Strong understanding of brand standards and hotel Quality Assurance requirements. Excellent communication, leadership and problem-solving abilities. Strong organizational skills and ability to manage multiple priorities simultaneously. Ability and willingness to be highly visible and actively involved in daily hotel operations. Bachelor's degree in Hospitality Management, Business Administration or a related field preferred; substantial hotel leadership experience may substitute for formal education.

THE IDEAL CANDIDATE

We are looking for a hotel operator—not simply an administrator. The ideal General Manager will walk the property, know the guests, know the employees, understand the P&L, understand the competitive market, know what the sales team is producing, understand upcoming groups and events, monitor labor daily, inspect guestrooms and public areas, and hold department heads accountable. This individual should have the ability to identify a problem quickly, determine its cause, develop a solution and ensure the solution is executed. We want a leader who creates a culture where managers do not wait to be told what needs to be done. The General Manager should develop a team that takes ownership of the property and understands that guest satisfaction, revenue generation, profitability, cleanliness and operational excellence are everyone's responsibility.
