As a Senior Property Manager , you'll oversee the management and performance of multiple affordable housing communities while supporting residents through Project HOME's unique supportive housing model. This role combines property management leadership, affordable housing compliance, financial oversight, facilities management, and staff supervision. You'll work closely with Residential Managers, Supportive Housing staff, vendors, residents, and community partners to ensure properties remain safe, welcoming, and financially sustainable. The Inn of Amazing Mercy & Maguire Residence, Philadelphia, PA Schedule:
Full-Time | Monday through Friday, 9:00AM to 5:00PM | Hybrid Eligible (Up to 1 Remote Day Per Week)
Compensation:
Starting at $71,035/yr (based on experience) What You'll Do Lead Property Operations Oversee the day-to-day management of multiple affordable housing communities. Ensure compliance with HUD, LIHTC, Fair Housing, and Project HOME requirements. Manage leasing, recertifications, occupancy, waitlists, evictions, and marketing efforts. Support implementation of the Affirmative Fair Housing Marketing Plan. Ensure properties operate in accordance with organizational policies and procedures. Promote a safe, stable, and supportive housing environment for residents. Supervise & Develop Staff Provide leadership and supervision to members of the property management team. Support staff development through coaching, training, and performance management. Ensure smooth daily operations across multiple sites. Facilitate accountability and collaboration within the department. Assist with resident grievance processes and appeal hearings when necessary. Provide departmental leadership coverage in the absence of Supportive Housing leadership. Manage Financial Performance Monitor occupancy, rent collection, and revenue performance across assigned properties. Ensure timely and accurate submission of purchase orders, invoices, accounts payable documentation, and reconciliations. Review monthly budget-to-actual reports and provide variance explanations. Participate in annual budgeting and financial planning processes. Manage unit turnover, waitlists, rent collection efforts, and special claims processing. Maintain accountability for financial performance throughout the portfolio. Oversee Facilities & Property Maintenance Coordinate preventive maintenance activities and property work orders. Ensure timely responses to routine and emergency maintenance requests. Conduct regular property inspections and identify operational concerns. Recommend capital improvements, replacement projects, and facility upgrades. Oversee janitorial inventory, unit turnover processes, and property upkeep. Maintain clean, safe, attractive, and inspection-ready communities. Emergency Preparedness & Compliance Serve as the designated emergency contact for assigned sites. Coordinate emergency response efforts and communication. Maintain awareness of staff, guests, contractors, and visitors onsite during emergencies. Monitor sign-in and sign-out procedures for accurate accountability. Support implementation of emergency preparedness and safety procedures. Prepare and submit monthly, quarterly, and annual operational reports. What You'll Need Education & Experience High School Diploma or GED required. Minimum of seven (7) years of affordable housing property management experience. Minimum of four (4) years of supervisory experience. Experience managing multiple properties simultaneously. Expert knowledge of HUD, LIHTC, and/or other subsidized affordable housing programs. Experience utilizing property management software. Ability to respond to after-hours emergencies as needed. Knowledge, Skills & Abilities Strong leadership and supervisory skills. Excellent verbal and written communication skills. Strong organizational and time-management abilities. Strong computer proficiency and reporting skills. Ability to manage multiple priorities across several locations. Knowledge of Fair Housing and affordable housing compliance requirements. Commitment to resident-centered service delivery. What You May Bring While not required, the following qualifications may help you succeed in this role: Experience working within supportive housing environments. Knowledge of Philadelphia affordable housing programs and resources. Experience leading capital improvement or renovation projects. Experience managing audits, inspections, and compliance reviews. Affordable housing certifications or property management credentials. Experience working within nonprofit or mission-driven organizations. Strong financial management and budgeting experience.
