Conventional Community Position Summary:
The Property Manager is responsible for the overall operation, financial performance, compliance, and resident satisfaction of a 172-unit community in Dallas, Texas. This position ensures the property is managed in accordance with all applicable Fair Housing laws, company policies, and local, state, and federal regulations.
Key Responsibilities:
Manage the daily operations of a 172-unit affordable housing community. Maintain compliance with Fair Housing and ADA requirements. Maintain strong occupancy and minimize vacancies by overseeing leasing, applications, move-ins, transfers, and move-outs. Monitor rent collections, delinquency, payment arrangements, notices, and legal/eviction processes according to company policy and applicable regulations. Supervise and support leasing, administrative, and maintenance staff; provide training, direction, scheduling, and performance management. Conduct regular file reviews and prepare the property for compliance inspections, audits, and management reviews. Coordinate with maintenance staff to ensure work orders, preventive maintenance, unit turns, grounds, and property conditions are handled promptly. Perform routine property inspections and ensure the community remains clean, safe, and well maintained. Address resident concerns, complaints, lease violations, and conflicts professionally and consistently. Enforce community policies and lease requirements while maintaining compliance with Fair Housing regulations. Monitor property income and expenses, approve invoices, assist with budgeting, and control operating costs. Prepare and submit required weekly, monthly, and compliance reports accurately and on time. Maintain organized and complete resident, financial, compliance, and property records. Work closely with ownership, regional management, compliance departments, vendors, contractors, and housing agencies. Coordinate resident programs and resources when applicable to support the needs of the community. Ensure confidential resident and applicant information is properly protected. Maintain professional communication with residents and provide consistent customer service while enforcing community policies fairly. Respond appropriately to property emergencies and ensure incidents are properly documented and reported.
Qualifications:
Previous property management experience needed. Experience managing a large multifamily community preferred. Experience with resident files, leasing, collections, and inspections. Strong leadership, organizational, communication, and conflict-resolution skills. Ability to manage multiple deadlines and report requirements simultaneously. Strong attention to detail and ability to maintain accurate documentation. Experience with property management software and Microsoft Office preferred. Bilingual English/Spanish is a plus.
Ideal Candidate:
The ideal candidate is a hands-on manager who can balance resident service with compliance and accountability . They should be comfortable managing a Dallas community, supervising staff, addressing resident concerns, maintaining strong collections and occupancy, and ensuring that all 172 units remain in compliance with Fair Housing requirements.
Pay:
$60,000.00 - $68,000.00 per year
