A Janitor or Cleaner provides cleaning and basic maintenance in buildings such as schools, offices, stores, hospitals or hotels. Cleans and polishes floors, removes trash, vacuums carpets, washes windows, cleans bathrooms, stocks building supplies such as light bulbs and paper towels and performs minor repairs as needed. Holds keys for rooms and building entrances and locks or unlocks them as needed.

High School or GED Minimum Field-of-Expertise:
General maintenance experience Landscaping experience Valid driver's license along with a good driving record Responsibilities Execute from start to finish, various maintenance duties necessary to maintain and enhance the value of the community Handle service requests for repairs and improvements of vacancies to a market-ready status Work as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by the Company Communicate and track maintenance activities in designated format and system Pay attention to what is happening in the community and take initiative to report anything needing repair or improvement (remedy anything that can be taken care of immediately - example: trash and debri pick-up) Respond to resident service requests and concerns in a timely manner Perform on-call emergency service, as required Report any maintenance concerns for repairs on vacant, models, clubhouse, and/or common areas to the Maintenance Supervisor Assist in monitoring and/or controlling maintenance inventory and/or supplies Take direction from Maintenance Manager or Community Manager on special maintenance projects Work as a team through professional communication, assisting other staff, and willingness to see activities through to completion Maintain open communication with Community/Resort management Always represent the company in a professional manner, on or off Community/Resort Attend and participate in training seminars as requested Deliver various communications to residents as needed Attend and assists in setting up resident functions and activities Drive motorized vehicle on or off Community/Resort for company business Some detailed activities may include, but not limited to, moving heavy items, light bulb changes, caulking, filter changes, touch-up painting, trash/debris pick-up, lock repairs, weather caused cleanup, install/repair window coverings, pool maintenance, minor HVAC maintenance, preventive maintenance, landscape maintenance, etc.
