Position Summary The Maintenance Porter is responsible for maintaining the overall cleanliness, appearance, and functionality of a residential condominium community. This position plays a key role in ensuring common areas, amenities, landscaping, and community facilities are clean, safe, and welcoming for residents and guests. Essential Duties and Responsibilities Daily Responsibilities Open clubhouse and prepare facilities for daily use. Empty trash receptacles throughout the community, clubhouse, fitness center, pool area, and common areas. Clean and stock restrooms with soap, paper towels, and toilet paper. Inspect clubhouse, fitness center, and community amenities for cleanliness and proper operation. Clean fitness equipment and replenish sanitizing wipes and water station supplies. Remove debris from pool and spa areas. Straighten pool furniture, clean tables, and open/close umbrellas as required. Pick up litter and pet waste throughout the community. Blow and clean sidewalks, entryways, parking areas, and common walkways. Operate community compactor and maintain cleanliness of trash areas. Grounds and Community Maintenance Clean BBQ and picnic areas. Maintain dog waste stations and surrounding areas. Report irrigation leaks and other maintenance concerns. Monitor gates, lighting, and common area equipment for proper operation. Remove cobwebs from buildings, light fixtures, and common areas. Deodorize artificial turf areas as needed. Assist with homeowner work orders and maintenance requests. Monthly Responsibilities Inspect walking gates to ensure proper operation and self-closing functionality. Deep clean pool decks, patio furniture, and amenity areas. Clean clubhouse and fitness center windows and windowsills. Check buildings for hose bib leaks. Drain, clean, and refill decorative fountains. Power wash compactor and trash enclosure areas. Mop clubhouse and fitness center floors. Inspect curbs and perform touch-up painting as needed. Replace light fixtures as needed and replace light bulbs as needed. Qualifications Previous porter, janitorial, groundskeeping, or maintenance experience preferred. Ability to perform physically demanding tasks, including walking, lifting, bending, pushing, pulling, and working outdoors in various weather conditions. Knowledge of basic cleaning equipment and maintenance practices. Strong attention to detail and commitment to community appearance. Ability to work independently with minimal supervision. Excellent customer service and communication skills. Reliable transportation and consistent attendance required. Physical Requirements Ability to lift up to 50 pounds. Ability to stand, walk, bend, and work outdoors for extended periods. Comfortable operating basic maintenance equipment such as blowers, pressure washers, and cleaning tools. Schedule Full-Time Monday through Friday 7am-3pm or 8am-4pm

Pay:

$22.00 - $25.00 per hour Expected hours: 40.0 per week
