A Janitor or Cleaner provides cleaning and basic maintenance in buildings such as schools, offices, stores, hospitals or hotels. Cleans and polishes floors, removes trash, vacuums carpets, washes windows, cleans bathrooms, stocks building supplies such as light bulbs and paper towels and performs minor repairs as needed. Holds keys for rooms and building entrances and locks or unlocks them as needed.

Job Description

This position would primarily include the following duties:
Duties and Responsibilities:
1.
General:
The Heavy Cleaner is responsible for performing maintenance and repair duties with the intention of preservation and upkeep of building, grounds, fixtures and tenant space. The Heavy Cleaner will provide the physical services for maintenance and repairs not performed by others. 2.
Specific:
a. Performs general maintenance repairs such as: basic carpentry, floor repairs, minor plumbing and electrical repairs, painting and plaster repairs, minor glazing, light bulb and fluorescent tube replacement, and other related minor building repairs or maintenance. b. Assists building engineering staff in duties requiring physical labor; correction of emergency conditions such as sewer back-ups or water flooding of space; erection of scaffolding; snow removal; cleaning of boilers or operating equipment; and other tasks. c. Provides written lists of activities and deficiencies within the building to the Property Manager. Such reports outline building activity, specific conditions or situations, exact locations and recommendations for corrective action. Examples of activities or deficiencies include: i. Malfunctioning door closers or doors loose from frame. ii. Light fixtures damaged or removed. iii. Stuck elevators, slow closing doors or defaced cabs. iv. Hanging access panels, running water faucets or toilets, missing floor tile, or damaged walls. v. Contracted services, such as pest control, interior landscaping, etc. d. Performs any and all duties as assigned by Property Manager or their supervisor(s). e. Is available to devote extra time to the building operations, performing physical operational tasks, when and if the need arises or is requested by the Property Manager. f. Responds to emergency situations on a 24-hour on-call basis. Notifies Property Manager or their supervisor(s) of all after-hour calls as soon as practical.
