What they do
A Janitor or Cleaner provides cleaning and basic maintenance in buildings such as schools, offices, stores, hospitals or hotels. Cleans and polishes floors, removes trash, vacuums carpets, washes windows, cleans bathrooms, stocks building supplies such as light bulbs and paper towels and performs minor repairs as needed. Holds keys for rooms and building entrances and locks or unlocks them as needed.

Job Description
- Supervises, instructs, and directs custodians and district approved vendors/contractors, verbally or in writing in building, grounds, custodial, and routine preventive maintenance activities.
- Assists with administrative tasks involving custodial personnel and facilities as directed by the Facilities Manager.
- Coordinates, assigns, and inspects the work of assigned custodial staff, including regular review and revisions of custodial task assignment sheets. Provides guidance and training as needed. Submits reports to the Facilities Manager.
- Schedules and assigns extra time (overtime) for the custodians.
- Assists in maintaining seasonal grounds work (snow removal, lawn-mowing, etc.).
- Maintains inventory of custodial/maintenance supplies and equipment.
- Performs on-going preventive maintenance and minor repairs on electrical, plumbing, custodial equipment, ventilation, building structure and hardware, where licensing is not required..
- Performs operator adjustments and service to facility operational equipment such as, but the HVAC system, lighting controls, and security systems.
- Maintains records on all operational and maintenance activities.
- Provide services as necessary to support curricular and extracurricular events and activities.
- When necessary, clean and preserve designated spaces, equipment, furniture, etc. in the building(s).
- Performs the duties of the custodian in their absence.
- Maintain work related records and prepare work reports as directed.
- Appropriately maintains and secures confidential records and inquiries.
- Operate standard, district supplied office equipment including a copier, fax machine, computer, cell phone and assigned software; drive a vehicle to conduct work.
- Complies with applicable District, state, local and federal laws, rules, and regulations.
- Project a positive image for the School District with their team.
- Work closely with the Athletic Director and Building Principal to be prepared for scheduled evening activities and unscheduled events as needed.
- Maintain building and grounds security by scheduling the opening/closing the building each school day and during special events as directed.
- Monitors and maintains web-based utility operating systems (lighting, HVAC, security, and others). Cross trains designated district employees for coverage during any scheduled or unscheduled absence.
- Work on call as needed for emergency repairs, equipment monitoring, overtime, or special needs falling outside of normal working hours.
- Responds to emergency calls for fire, security, vandalism, or other emergency calls within one hour.
- Identify and schedule work to be performed during summer, winter and spring breaks and track work progress.
- Accept other duties as assigned by the Building Principal or their designee.
- While performing the duties of this job, the employee regularly works indoors and will occasionally work outdoors, including during both hot and cold weather.
- There is a high probability that contact with blood-borne materials will occur within daily duties.
- High School diploma or general education degree (GED). Minimum five years of progressively responsible experiences in custodial maintenance and supervision of custodial personnel. Must have demonstrated experiences working independently, organizing, and assigning tasks.
- Basic computer knowledge, knowledge of building layouts, systems, and controls.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, procedure manuals, and blueprint drawings. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute figures and amounts such as proportions and percentages. Knowledge Ability and Skills

- Knowledge of District and Facilities operations, goals and objectives.
- Experience in operation and maintenance of a variety of custodial equipment, including commercial grade vacuums, shampooers, extractors, auto scrubbers, and burnishers/buffers or floor sanders.
- Ability to perform a variety of building maintenance/repairs, familiarity with operation of boilers, hot water heaters, generators, and security systems.
- Able to establish and maintain effective relationships with others from diverse backgrounds.
- Ability to communicate clearly and concisely both orally and in writing in English.
- Ability to respond to common inquiries or complaints from supervisor or staff.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to deal with problems involving several concrete variables in standardized situations.
- Ability to proficiently use the following programs: word processing software, spreadsheets, email internet applications and work order program.
- Ability to exercise good judgment and work in an environment with frequent interruptions and deadlines.
- Ability to manage multiple tasks and possess excellent organizational and time management skills.
- Understanding of the areas including: school committee policies and procedures, school public relations, the role of public schools in the community, safe operation of mechanical equipment, and the importance of developing constructive working relationships with supervisors, fellow workers, students, the general public and visitors to the school.
