Carolina Sky Softwash is hiring a pressure washing technician. We're the highest-rated exterior cleaning company in Orange County — 140 five-star Google reviews and counting. We clean houses, driveways, roofs, windows, restaurants, and apartment complexes across Chapel Hill, Durham, Carrboro, and Raleigh. We're small, we're busy, and we're growing. You'd be joining a three person crew, not a corporation. You do not need experience with pressure washing. We'll train you on every piece of equipment and every process, and we pay you while we do it. What we can't train is showing up on time, taking pride in your work, and treating someone's home like it matters. IF you have expierence on roofs, ladders, window cleaning etc, thats amazing! What you'll actually do Load and prep the rig at the shop each morning, then head out to the day's jobs Run soft wash systems on house siding and roofs, and pressure washing equipment on driveways, patios, walkways, and decks Protect the property before you start — landscaping gets rinsed before and after, electrical gets covered, gates get closed, test spots get checked Clean windows inside and out on window jobs Walk the property with the customer at the start and finish of every job and make sure they're happy before you leave Take before-and-after photos on every job Clean, flush, and put away the equipment at the end of the day so the rig is ready for tomorrow Follow the checklists. We have written checklists for everything and they exist because they prevent damage and callbacks. Typical day Shop at 8:15 AM. Usually two jobs a day. Most days you're done between 4 and 5 PM. You're working with one other technician or the owner, not alone, until you're fully trained. Five days a week in the busy season (March through November), lighter in the winter with holiday light installs in November and December. Pay Pay is a percentage of every job you complete, which works out to roughly $120-$350 per day depending on the size of the jobs on the schedule. Here's exactly how it works, because we'd rather you know up front than find out later: You start at 12.5% of the revenue from every job you work Go a full month with no strikes and you move up to 15%, then 18% — that's a real raise, not a someday raise You keep 100% of your tips. We never touch them. You keep 30% of any add-on service you sell on the job ($149 minimum). A technician who notices the driveway needs doing and sells it that day gets paid for it. Busy season is steady work. Winter is slower — this is honest, seasonal outdoor work and we'd rather tell you that now. What we need from you Valid driver's license and a clean driving record. You'll be driving a company truck pulling a trailer. Reliable transportation to the shop in Chapel Hill by 8:15 AM Able to be on your feet all day, lift 50 lbs, climb and work off ladders, and work outside in heat and cold Comfortable being on a ladder and on a roof Comfortable talking to homeowners. You're the face of the company on every job. Can read a checklist and actually follow it 18 or older, and able to pass a background check Weekend availability during the busy season Nice to have, not required: experience in pressure washing, roofing, landscaping, painting, window cleaning, or any hands-on trade. Trailer towing experience. Spanish. This job is probably not for you if Being on time is a struggle. Our shop time is 8:15 and we mean it. You'd rather be told exactly what to do every minute than own the job You're looking for indoor, air-conditioned work You cut corners when nobody's watching. On this crew, the checklist is the job. Duties Operate pressure washing equipment safely to clean building facades, walkways, parking lots, and other outdoor surfaces Use hand tools and cleaning equipment effectively for detailed or hard-to-reach areas Prepare work sites by setting up ladders and scaffolding, ensuring stability and safety during operations Apply appropriate cleaning agents and chemicals while adhering to safety protocols and environmental regulations Maintain all safety equipment including Personal Protective Equipment (PPE) such as gloves, goggles, and fire extinguishers Follow strict safety procedures including ladder use, manual handling techniques, and fire extinguisher operation to prevent accidents Drive company vehicles Requirements Prior outdoor work experience Ability to operate pressure washing machines and related cleaning equipment confidently Knowledge of ladder use, manual handling practices, and the use of hand tools for various cleaning tasks Clean Driving record Strong customer service skills to communicate effectively with clients during projects Ability to perform physically demanding tasks including manual handling and heavy lifting throughout the workday Embrace this opportunity to be part of a dedicated team committed to excellence in outdoor industrial cleaning!
