On-Site Candidate Qualifications & Requirements Work History:
Minimum of 3 years background in building custodial duties, general cleaning operations, or apartment/condo facility repairs.
Driver & Location Constraints:
Active Driver's License, reliable personal automobile for daily transit, and living within 30 minutes of the Lakewood area.
Pre-Employment Screening:
Passing background screening and credit evaluation prior to official start date. Fluency in English is required.
Schedule Availability:
Consistent availability for the Thursday-Monday morning timeline, plus flexibility for emergency call-outs. Core Responsibilities & Daily Operations Facility Cleanliness & Building Care Perform routine custodial upkeep throughout the property, including entryways, main lobby, elevator cabs, corridors, stair towers, glass surfaces, and rest areas. Oversee daily refuse management, trash chute clearance, and recycling collection stations. Exterior Grounds & Seasonal Maintenance Maintain clean walkways, driveways, and outdoor common zones by clearing litter and debris. Utilize power blowers, snow shovels, and de-icing materials to manage seasonal weather impacts; empty outdoor trash receptacles routinely. Building Repair & Pool Support Execute minor maintenance work orders, touch-up painting, basic plumbing fixes, and routine chemical testing/monitoring for the pool facility. Inspect property spaces daily to evaluate indoor/outdoor lighting, identify safety concerns, and ensure mechanical readiness. Community Engagement Deliver courteous, professional service when assisting residents, visitors, and corporate staff in a cooperative team setting. Physical Demands & Work Environment Frequent standing, walking, bending, stooping, reaching, crouching, and stair climbing. Ability to safely lift, haul, and manipulate items weighing up to 50 lbs. Capacity to safely store, handle, and utilize industrial chemical compounds, cleaning agents, and solvents. Capability to execute job functions independently, retain routine procedures, adapt to changing priorities, and sustain consistent productivity standards.
