Job Description

Summary:
The Maintenance Porter (MP) is responsible for assisting property management in selling and leasing the property to prospective residents by maintaining superb curb appeal, and helps to offer current residents with a dynamic and enhanced living experience through excellent work service, customer service, and dedication to basic operating standards and systems. Essential Duties and Responsibilities (other duties may be assigned): Clean and maintain property grounds, which includes designated areas assigned by the Maintenance Supervisor, by performing the following duties (other duties may be assigned): Maintain property curb appeal and ensure a clean, well-maintained environment Pick-up trash, garbage in and around the perimeter of the property and report any Tenant or other misconduct or violation of lease policies/community rules Sweep, vacuum, mop, wipe down, and/or clean carpeted and non-carpeted areas including resident rooms, hallways, common areas, office, and any community pathways, walkways or entries/exits. Empty property trash containers and maintain as required by Management Assist with cleaning of units; which will include cleaning of kitchen areas, living rooms, bedrooms, bathrooms (including tub, shower, and toilet areas) and miscellaneous areas Work in common areas such as the lobby or offices as directed by the Maintenance Supervisor Report any observed violations of property rules and regulations to the Maintenance Supervisor Report any Tenant complaints, maintenance items or any needed major repairs to Management and staff. Assist Management with weather related projects, such as snow removal and other assignments Assist Management with light maintenance work orders, as assigned by Maintenance Supervisor; small maintenance items required. Administration and Customer Service Operations Assists Management with the following (other duties may be assigned): Performs all accountabilities in a timely and efficient manner Projects a favorable image of the community to achieve property objectives and public recognition Adheres to standards and complies with: corporate procedures, government laws on Fair Housing, and all inspections of the facility Performs after hours duties as needed (i.e., attend community functions, PR events, etc.) Places customer needs, requests, and follow-up as a number one priority Exhibit a welcoming and professional attitude at all times when interacting with prospective residents and parents, and current residents and parents Appropriately act as a resource for all customers when confronted with a customer service concern Be familiar with the general maintenance policies and procedures and be available to assist in afterhours maintenance emergencies Encourage the respect and appreciation of individual differences Mediate conflict and help residents to create a respectful living community Assist with coordination of on and off property community and campus events, if requested by Management Enter work order requests and information into Property Management Software in a timely and accurate manner Enthusiastically assists with the implementation of off-site marketing efforts on- campus, in the community, and at special events, if requested by Management Projects a favorable image of the community to achieve property objectives, public recognition, and a positive reputation within the local community Basic Operating Standards and Systems (Clean) Comes to work in appropriate attire as outlined by the Property Manager At all times, assists in keeping the community clean by surveying common areas regularly for cleanliness, appearance, and working order At all times, immediately reports any life safety hazard or maintenance concern encountered on the property Basic Operating Standards and Systems (Community) Become acquainted with residents living at the property while serving as a resource for both residents and parents concerning the property, and greater community Enthusiastically participate in and promote programming and initiatives Understand, support, and abide by all policies and procedures as both a staff member and resident of the community while providing unparalleled customer service and respect for residents Respond to and document behaviors of residents that violate the law or the lease agreement Understand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and referral services and resources Personnel Place a high priority on availability for scheduling when considering other extracurricular opportunities Attend, and constructively contribute to, all weekly staff meetings and any special/emergency meetings Participate in all staff training and orientation which may include evenings, weekdays, and/or weekends Maintain a professional attitude and manner in your work relationships Available to work as scheduled/needed during Turn, Move-In, and Move-Out Model and encourage a positive attitude among staff The core of our culture involves everyone being fully invested in everything that we do down to picking up the smallest piece of trash. No matter their position or duration at any given property, everyone picks up trash. Administration of Operations and Management Gathers and/or compiles information for requested reports Assists in corporate projects as requested Completes all necessary paperwork for move-in, check-out, and other peak periods. Processes all paperwork associated with work orders, inspections, etc… Assists with maintenance work order priorities and follow-ups as needed Perform Administrative Tasks Generate, update, close out and make notes, as applicable, to work orders within the Property Management system Assist with upkeep of property inventory and supply inventory as directed Work assigned "On-Call" shifts, which may include weekdays, weekends, and/or holidays Participate fully in the preparation and administration of Turn, Move-In, and Move-Out Complete room/apartment inventories, key checks and common area inventories as assigned Complete and submit required reports Distribute materials and messages from or approved by the PM, LM or ALM in a timely manner and/or by the assigned completion date Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience A minimum of three (3) to six (6) months related or prior experience or training in a maintenance, general labor and/or landscape field; or equivalent combination of education and experience. Prior experience in the maintenance industry preferred. Knowledge, Skills, and Abilities Knowledge and Ability To Read, analyze, and interpret general business correspondence and maintenance work orders, directions, instructions and documents. Read, analyze, and interpret general business policies and manuals, safety procedures, governmental regulations, operating and maintenance instructions, and procedure manuals. Write reports and general business correspondence. Ability to effectively present information and respond to common inquiries or complaints from residents, prospective tenants, and the general public. Respond to common inquiries or complaints from residents, prospective tenants, parents, university or community officials, or members of management. Understand and follow MSDS rules for the handling and use of any chemicals Communicate effectively with management and subordinates is an essential requirement of the position. Communicate effectively with management, residents or other employees. Apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Math Ability Proficiency in business math required. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions and percentages. Add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. Ability to apply concepts of basic algebra and math. Reasoning Ability Ability to define and solve problems, collect and analyze data, establish facts, and draw valid conclusions. Ability to deal with several abstract and concrete variables. Computer Skills Strong computer skills required. To perform this job successfully, an individual should have knowledge of Email, Internet, Word Processing software, database software; Spreadsheet software; and Property management software.
