Job Description
The General Manager holds complete operational, commercial, and financial accountability for Lauderdale Marine Center — a full-service marine complex encompassing boatyard production operations, superyacht berthing, mechanical and specialty services, a registered contractor ecosystem, commercial leasing, and waterfront real estate. The role leads through a Director of Operations (overseeing Coatings, Haul/Block/Launch, Mechanical, and Facilities) and a Director of Customer Experience (overseeing Office Administration, Leasing, Contractor Relations, and Member Services), and carries full P&L ownership including NOI performance, the annual operating budget, and multi-year capital planning. The GM is the senior SHM representative to yacht owners, captains, management companies, flag agents, owners' representatives, commercial tenants, and regulatory agencies. Success in the role is measured on four fronts: the operating discipline of the team across dissimilar departments (yard production, guest services, contractor compliance, and facilities); financial performance against NOI plan; the durability and growth of relationships with captains, owners' representatives, and flag agents who choose LMC; and the health and productivity of the contractor and tenant ecosystem that drives ancillary revenue and service breadth. Marine industry experience — particularly in boatyard, shipyard, or full-service marine operations — is strongly preferred for this role given the operational complexity of LMC. Candidates with demonstrated experience managing production yard environments, contractor ecosystems, and superyacht client relationships will be prioritized. Exceptional operators from adjacent industries (luxury hospitality, commercial real estate, logistics) may be considered where financial and operational leadership credentials are exceptional. This is not a supervisory role with a budget attached. The General Manager operates as the owner of the property: accountable for the P&L, the capital plan, the commercial strategy, the physical asset, and the team. We are looking for a leader who thinks like an investor, executes like an operator, and carries themselves like the host of a world-class hospitality venue. This role reports to the Regional Vice President. Essential Duties & Responsibilities Financial Ownership and P&L Leadership

- Own the full P&L. Carry accountability for revenue, expense, and Net Operating Income performance for the facility; deliver or exceed the annual operating plan.
- Build the annual budget and reforecast. Construct the operating budget and multi-year capital plan from the ground up with defensible assumptions on occupancy, rate, transient mix, fuel volume and margin, labor, and controllable expense.
- Manage variance with rigor. Review monthly financials line by line, explain variances to plan in driver terms rather than narrative, and implement corrective action before a gap compounds across quarters.
- Drive revenue management. Partner with the Operational and Revenue leadership to set and continuously refine annual, seasonal, and transient rate strategy — including LOA-based and premium-berth pricing, event-driven pricing, minimum stays, utility and service recovery, and contract structures — to maximize revenue per linear foot and per available berth.
- Grow ancillary and new revenue. Identify, underwrite, and launch new profit centers across fuel, service and refit coordination, storage, concierge and crew services, events, parking, and commercial leasing.
- Control cost structure. Manage labor models, scheduling, overtime, work with procurement, vendor contracts, utilities, and insurance-related exposure to protect margin without degrading the guest experience.
- Support asset value creation. Partner with SHM asset management, finance, and development teams on valuation drivers, ROI analysis for capital deployment, expansion opportunities, and long-range positioning of the property. Operating Efficiency and Process Improvement
- Set the operating standard. Work with operations leadership to establish and enforce standard operating procedures across dock operations, fuel, haul-out and service, facilities, housekeeping, security, and administration.
- Drive measurable efficiency gains. Identify structural inefficiencies — manual processes, redundant handoffs, unmanaged overtime, reactive maintenance, procurement leakage — and lead initiatives that produce quantifiable improvement in cost, cycle time, or throughput.
- Manage by data. Use the reporting cadence — occupancy, rate realization, fuel margin, labor as a percentage of revenue, work order aging, service revenue, Net Promoter Score — to run daily and weekly decision-making.
- Modernize systems and technology. Champion adoption of marina management, work order, point-of-sale, dispatch, and reporting platforms; ensure data integrity and eliminate parallel manual tracking.
- Institutionalize continuous improvement. Create both the expectation and the mechanism for the team to surface and solve operating problems rather than escalate them. Superyacht, Captain, Owner and Tenant Relations
- Serve as the property's senior host and representative. Be personally present and visible with captains, owners, principals, guests, and crew; set the tone for a premium hospitality experience from first inquiry through departure.
- Manage sophisticated stakeholders with discretion. Interact credibly with high-net-worth owners, family offices, charter operators, brokers, and their representatives; exercise absolute confidentiality and sound judgment in high-visibility, high-expectation situations.
- Anticipate complex vessel needs. Coordinate berth assignment, med-mooring and stern-to configurations, high-load shore power, provisioning, waste and pump-out, customs and immigration clearance, security protocols, refit and contractor access, and crew accommodations and logistics.
- Own escalations. Personally resolve escalated service issues, damage claims, and sensitive incidents with speed, transparency, and accountability.
- Manage commercial tenants and third parties. Administer leases and license agreements with brokerages, charter companies, service contractors, and retail operators; enforce terms, manage renewals and rent collection, and hold tenants to brand and safety standards.
- Represent SHM externally. Build productive relationships with municipal officials, port and harbor authorities, regulatory agencies, industry associations, and the local community; represent the property at boat shows and industry events.
- Support sales and marketing. Partner with SHM Sales and Marketing to drive slip and service sales, transient bookings, event programming, and brand presence in accordance with SHM standards, including goals associated with Net Promoter Score. Leadership and Team Development
- Lead leaders. Build, coach, and hold accountable a multi-layered management team; manage through directors and managers rather than directly supervising every function.
- Own talent strategy for the site. Partner with Human Resources to forecast staffing, recruit and select, onboard, develop, and retain teammates in a competitive labor market; build succession depth for every critical role.
- Set performance expectations. Establish clear goals and metrics for each leader, deliver direct and timely feedback, conduct performance reviews, and address underperformance constructively and promptly.
- Build the culture. Create an environment where teammates are respected, developed, and expected to deliver — and where exceptional service is the standard rather than the exception.
- Lead through change. Guide the team through acquisitions, integrations, renovations, systems conversions, and seasonal surge with clarity and positivity.
- Develop the next generation of SHM leaders. Mentor high-potential teammates and support their movement across the SHM network; assist with onboarding and integration of newly acquired marinas as needed. Asset, Facilities and Capital Project Management
- Protect and enhance the physical asset. Oversee the condition, function, and aesthetics of docks, floating and fixed piers, pilings, utilities, high-capacity shore power, fuel systems, lifts and travel lifts, buildings, grounds, pools, member areas, and equipment.
- Run a preventive maintenance program. Move the property from reactive repair to a planned, documented maintenance program that extends asset life and reduces unplanned downtime.
- Support capital projects.
- Support permitting and entitlements. Support the Construction and Development team, which leads engagement with engineers, environmental consultants, and permitting authorities on submerged land leases, dredge permits, and construction approvals; supply property-level information and local agency relationships as needed.
- Own storm and business continuity planning. Maintain, drill, and execute hurricane and severe weather preparation, vessel evacuation and haul-out protocols, emergency response, insurance claims, and post-event recovery.
- Manage inventory and procurement. Oversee inventory control for parts, fuel, and ship's store; negotiate vendor terms and consolidate spend where scale creates leverage. Safety, Compliance and Risk Management
- Establish a visible safety culture in which every teammate is expected to work safely and to stop unsafe work.
- Ensure compliance with all applicable federal, state, and local requirements, including OSHA, EPA, USCG, ISPS, Clean Marina, SPCC and fuel handling, ADA, and Department of Labor regulations.
- Maintain environmental stewardship standards for fuel handling, spill prevention and response, waste and pump-out, and stormwater management.
- Oversee security operations, access control, and incident documentation appropriate to a high-value, high-profile asset.
- Manage risk exposure in partnership with SHM Legal and Risk teams, including contracts, certificates of insurance, dockage agreements, claims, and litigation support.
- Follow SHM Safety and Environmental rules, complete all required training, wear proper personal protective equipment, and report all accidents, injuries, spills, and near misses immediately.
- Perform other duties as assigned by manager.

- 10+ years of progressive leadership experience, including 5+ years with direct P&L ownership of a multi-department operation, property, or business of meaningful scale. Experience managing through directors or department managers — not just individual contributors — is required.
- Demonstrated experience leading a management team of leaders and a total organization of 50+ people.
- Track record of delivering financial results against plan and of implementing operating improvements with quantifiable outcomes.
- Experience serving a high-net-worth, member, or premium clientele, and operating in environments where service failures are highly visible.
- Experience managing capital projects, physical assets, or facilities of significant value and complexity.
- Marine, boatyard, shipyard, or superyacht refit and yacht management operations — this is the closest analog to LMC's operational profile and is the preferred background
- Private clubs — yacht, golf, city, or residential club General Manager or Chief Operating Officer
- Luxury and resort hospitality — hotel or resort General Manager, Managing Director, or Director of Operations, particularly where asset management and production operations (not just guest services) were core to the role
- Private aviation — FBO or terminal general management
- Commercial real estate — mixed-use, retail, or multifamily property or asset management
- Cruise, casino resort, multi-unit food and beverage, or premium retail operations
- Military or Coast Guard command experience with logistics, marine operations, or facilities responsibility
- Bachelor's degree in Business, Hospitality Management, Finance, Real Estate, Engineering, or a related field required; MBA or equivalent advanced degree preferred.
- Equivalent professional experience will be considered in lieu of a degree for candidates with a demonstrated record of leading assets of comparable scale.
- Valid driver's license required.
- Strong financial acumen — able to build a budget, read and interrogate a P&L and balance sheet, model an ROI, and defend assumptions to an ownership audience.
- Advanced proficiency in Microsoft Excel, including modeling and analysis; proficiency in Word, PowerPoint, Teams, and Outlook.
- Working knowledge of marina, property, or hospitality management platforms, work order and CMMS systems, point-of-sale, and business intelligence or reporting tools.
- Familiarity with accounts payable and receivable, payroll and salary administration, procurement, contract administration, and lease or slip agreement structures.
- Understanding of vessel handling, dock operations, and marine systems, or the demonstrated aptitude and commitment to develop it quickly.
- Ability to work outdoors in variable marine weather conditions, including heat, humidity, cold, and rain
- Ability to walk extensive dock systems and property, and to sit or stand for long periods of time.
- Ability to board and move safely on vessels and floating docks, and to lift up to 25 pounds.
- Availability to work extended hours, weekends, holidays, and peak season as the business requires, and to respond to emergencies and severe weather events outside of normal hours.
- Ability to travel for industry events, boat shows, training, and SHM network support.
