ELS is hiring for the position of General Manager in North Ft. Myers, FL. Job Summary Direct the day to day and long term operations of a Property, including but not limited to Marketing and Sales, Accounting, Customer Service, Management, Administrative and Maintenance activities by performing the following duties personally or through managing the activities of subordinate supervisors and/or employees. Essential Duties and Responsibilities Marketing Identify and rate the competition and completion of Market Surveys Develop and implement a Marketing Plan that includes, but not limited to, identifying the features, functions, and benefits of RV and Park Model lifestyle, and measuring the marketing efforts Plan asset repositioning, promotions and marketing Market to current customers, including organizing pro-active Resort promotion of activities Sales Understand and practice the sales process (site rental) including qualifying, demonstrating the product, overcoming objections, follow up and closing Monitor customer and prospect follow up
- To include referral of customers to other ELS communities if needed Customer Service Respond accurately to questions regarding park rules and regulations Enforce park rules consistently and effectively Conduct property site inspections, including but not limited to; common areas, bathrooms & showers, cottages, recreation areas, clubhouse, pool areas.
Develop a strategy to meet and exceed resident expectations Use professional communication including a proper phone and in person greeting and professional written communications Maintain familiarity with any active customer group and the local Chamber of Commerce, utilizing effective and professional communication Conduct new customer orientations Demonstrate the ability to solve problems and diffuse anger, including exhibiting patience Apply knowledge of RV issues and concerns, when applicable Complete long term guest application and interview process professionally, consistently and in a timely manner Prepare lease, rental or sale agreements for guests and collect specified rents, taxes, etc. monthly or as needed Plan and implement guest activities Management Implement Business Plan that includes analyzing the budget, income statements and variance reports, maximizing profitability of the Resort and using of ethical business practices Assist General Manager in writing and implementing budgets Communicate with professional, consistent communication with all employees in the Company and organize and respond to e-mail Monitoring licenses and taxes due Quality inventory control Oversee satellite business operations of amenities Demonstrate knowledge of and comply with State of Illinois RV administrative rules and any other applicable local, state or Federal Regulations or codes Formulate an Emergency Response Plan that is accessible, and ready to implement (Fire, Severe Weather, etc.) Responsible for financial management including accounting, record keeping, reports, rent increase process, collections, maintenance of Petty Cash account, purchasing supplies Handle risk management issues
- To include reporting claims in a timely fashion, addressing liability issues before and after they occur, providing for safety training, compiling with legislation/regulations (e.
g.
OSHA, EPA
Regulations) Manage vendor and contracting issues
- to include establishing productive vendor relationships, monitoring certificates of insurance and contract requirements Ensure effective human resource management
- To include recruiting, interviewing & selection of staff, completing new hire paperwork processes in a timely and accurate manner, encouraging good performance and employee growth through effective motivation and rewards, models leadership skills
- explaining expectations and goals to employees, completing and delivering performance reviews on all staff annually and as issues arise, coaching staff on performance issues, monitoring to ensure harassment prevention, utilizing effective disciplinary measures in coordination with Human Resources and following processes of Human Resources Department to ensure compliance with all local, state and Federal regulations regarding employment practices.
Administrative Organize Resort files and reference books, complete Occupancy Report, daily reports and all other necessary accounting reports Daily deposits Be able to use and teach Campground Manager Maintenance Set up construction requirements including knowledge of utility Infrastructure Shut-off Valve locations and conducting tests monthly, and ability to locate and read as-builts for property Oversee grounds keeping, site and all other property maintenance. - Bachelor's degree (B.A.) from four-year college or university; or five or more years managing a RV resort, manufactured home community or real estate enterprise; or equivalent combination of education and experience. Language Skills
- Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. Mathematical Skills
- Ability to calculate figures and amounts such as discount interest commissions proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry. Reasoning Ability
- Ability to define problems, collects data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concept variables. Computer Skills
- To perform this job successfully, you should have above average ability to perform word processing and data entry into spreadsheets, Microsoft Word and Excel preferred. Must possess knowledge of sending and receiving e-mail as well as retrieving information from the Internet. Able to learn Campground Manager. Certificates, Licenses, Registrations
- If applicable by state, community manager must have or be able to obtain a sales license for the specific state.
Valid Drivers' License required. Property Management Certification preferred, not required. Restaurant Manager's License.
