Overview We are seeking an energetic and detail-oriented Assistant Operations Manager to support the daily management, luxury service standards, and physical asset upkeep of our exclusive 52-unit waterfront condominium community. Spanning 12.5 pristine acres, this role focuses heavily on the hands-on oversight of field operations, luxury amenity maintenance, and day-to-day crew management. The ideal candidate will bridge the gap between administration and field execution, delivering "Class A" services to owners while providing clear, direct supervision to our internal property crew and personally participating in certain projects. Experience with landscaping, building and property maintenance and light construction is important.
Core Responsibilities:
Field Supervision & Crew Communication:
Provide direct, daily on-site supervision to the in-house property maintenance crew. Assign tasks, inspect completed work, and ensure safety compliance.
Amenity Operations:
Oversee the daily upkeep, water chemistry, and grooming schedules for premium estate amenities, including the saltwater pool, championship clay tennis court, community firepit, and waterfront dinghy dock and Paddleboard/Kayak racks and the beach.
Grounds & Building Inspections:
Conduct daily walkthroughs of the 12.5-acre estate to proactively identify and resolve maintenance, landscaping, or coastal erosion issues.
Vendor Coordination:
Escort third-party contractors (landscapers, security, marine engineers) on-site, verify their work quality, and report progress to the Property Manager.
Resident Service Support:
Respond promptly to homeowner work orders and service requests, ensuring repairs are completed up to luxury standards.
Administrative Assistance:
Help maintain maintenance logs, track inventory supplies, and assist with processing work orders in the property management system.
Project Assistance:
Hands-on assistance, as needed, regarding year-round landscaping, maintenance (painting, carpentry, repairs, preventive maintenance), seasonal projects and pool/dock repairs.
Qualifications & Requirements:
Experience:
minimum of 3-5 years of supervisory experience in luxury hospitality, high-end estate care, or resort/condominium maintenance. Language Skills (Preferred): Bilingual proficiency in English and Spanish or Portuguese to effectively lead, motivate, and direct the in-house non-English-speaking property crew.
Technical Knowledge:
Hands-on familiarity or training in pool filtration systems, general mechanical and electrical systems, plumbing, general construction, basic carpentry, and coastal property maintenance.
Skills:
Strong organizational skills, proficiency with mobile work-order tracking software, and excellent interpersonal communication.
Physical Ability:
High stamina to walk, inspect, and traverse a 12.5-acre outdoor waterfront property daily in all weather conditions.
Pay:
$55,000.00 - $65,000.00 per year
