Our family has been in Boston real estate since 1952, and the firm was founded in 1977. We manage 1,000+ condo units, 500+ rental units, and 60+ condominium associations, with 50+ full-time employees and a 4.9★ Google rating. We're vertically integrated: property and HOA management, an in-house maintenance and general contracting arm (Pro Services Boston), and a real estate brokerage (Profitable Properties Boston). We're growing, and we're hiring a senior leader to run both our finance and people functions. The Role The Director of Finance & People Operations reports to the COO and leads through two direct reports, our Controller and our HR Manager. You'll own the company's financial discipline and its HR operating system, making sure both teams deliver timely, accurate, decision-ready work on their own. This is not a bookkeeping role or an HR generalist role. It's a manager-of-managers seat for someone who can connect financial performance, workforce decisions, internal controls, and manager accountability. When you succeed, leadership always knows where the company stands financially, managers understand the numbers and people outcomes they own, and finance and HR processes run reliably. What You'll Own Reliable close and reporting: accurate, reconciled monthly financials delivered on the close calendar and turned into clear actions for leadership Forward-looking financial control: current cash forecast, budget, operating forecast, and early warning on material risks Financial accountability: every department manager understands and owns their revenue, cost, staffing, and operating metrics Strong internal controls: clear ownership, review steps, and escalation rules across corporate books, client/property books, payroll, billing, AR, AP, and cash A dependable people system: recruiting, onboarding, performance management, retention, compensation, employee relations, and offboarding that run consistently and legally Independent, accountable teams: clear scorecards, decision rights, and development plans for the Controller, the HR Manager, and their teams Key Responsibilities Finance Leadership Lead and coach the Controller on month-end close, reconciliations, AR/AP, payroll accounting, and financial reporting Keep corporate reporting (QuickBooks Online) and client/property accounting (Buildium) clearly separated Own annual budgeting and forecasting, including cash planning, scenario analysis, and monthly variance reviews Produce a concise monthly management package covering revenue, margin, expenses, labor, cash, receivables, payables, and risks Partner with operating leaders on profitability, pricing, billing completeness, collections, and cost control Set and enforce internal controls, approval limits, and segregation of duties Coordinate tax, insurance, banking, audit, and outside accounting relationships Improve finance systems, dashboards, and automation, with human review kept on financial decisions HR & People Operations Leadership Lead and coach the HR Manager and hold the HR team accountable for company-wide people processes Turn the company plan into a workforce plan covering roles, hiring priorities, capacity, compensation cost, and succession risk Make sure recruiting uses role scorecards, structured interviews, and measurable pipeline reporting Oversee onboarding, offboarding, records, payroll coordination, benefits, leave, and compliance Maintain a practical performance-management system: clear expectations, regular 1:1s, documented feedback, and timely reviews Track and improve time-to-fill, offer acceptance, 90-day retention, turnover, and review completion Build compensation ranges, promotion criteria, and career paths tied to demonstrated capability Executive Leadership Serve as the COO's principal leader for finance and HR operations Turn financial and people data into a short, prioritized action list with owners, deadlines, and metrics Take part in leadership planning, annual planning, and major staffing and investment decisions Spot risks early and bring a recommendation, not just a problem Protect confidential employee, payroll, client, and financial information Your First 90 Days Days 1-30: Assess the org, direct reports, close process, cash reporting, payroll, controls, recruiting pipeline, and compliance. Identify the biggest risks. Days 31-60: Launch a monthly finance-and-people leadership package, a 13-week cash forecast, and a workforce plan with a recruiting dashboard. Days 61-90: Run a complete on-time close cycle and a complete HR cycle. Present a 12-month improvement roadmap. Required Qualifications Significant progressive experience in accounting or finance, including close, reporting, budgeting, forecasting, cash management, and internal controls Proven experience leading managers and building teams that produce accurate work on their own Working knowledge of HR operations: recruiting, performance management, payroll/benefits coordination, employee relations, compensation, and employment compliance Experience in a multi-entity, service, property management, real estate, or similarly complex business Ability to turn financial and people data into clear decisions for non-finance leaders Sound judgment with confidential information Strong written and verbal communication, and comfort holding peers and managers accountable Advanced spreadsheet skills and hands-on experience with accounting, property management, payroll, HRIS, and reporting systems Ability to lead a distributed or remote team across functions and time zones Preferred Qualifications Bachelor's degree in Accounting, Finance, Business, HR, or a related field CPA, CMA, MBA, SHRM-CP/SCP, or similar Experience with QuickBooks Online, Buildium, BambooHR, Google Workspace, and workflow/reporting automation A track record of measurable improvements in close speed, cash forecasting, collections, retention, or manager accountability Who Thrives Here You lead through clear outcomes, not constant supervision.
