Job Description
Affiliations Lease Analyst, Development We are seeking an energetic, analytical and self-driven individual to join our Development team in support of our Affiliation team and their real estate needs. As the Affiliations Lease Analyst, you will facilitate real estate transactions and help create value for all affiliating Doctors and their teams as they transition to a Heartland Dental supported office. This includes working with landlords, brokers, and Dentists from around the country to properly evaluate commercial properties, and help transition the real estate to Heartland Dental and our growing portfolio. Heartland Dental Heartland Dental is the nation's largest dental support organization, providing non-clinical administrative support services to more than 3,000 supported doctors across 39 states and the District of Columbia in 1,900+ dental offices. Each Heartland Dental supported office is unique to the community and the patients they serve. Supported doctors are the clinical leaders of their practice, retain full clinical autonomy, and establish their own care philosophies. All Heartland Dental supported doctors are united by a common goal: delivering the highest quality dental care and patient experiences. To give you an idea of the team structure, you will work alongside Real Estate Analysts, Brokers, Business Development Representatives and Internal Analysts reporting to the Manager of Real Estate. Below is an overview of the duties and responsibilities associated with this role: Determine the fair market value of the real estate for all practices under consideration for affiliation with Heartland Dental Review and thoroughly examine existing lease documents to ensure market terms and long term viability of the practice Draft, negotiate and execute lease assumptions or new leases for affiliating Doctors Advocate for the long term profitability and growth of our practice portfolio by implementing guard rails for market lease rates and favorable lease terms Negotiate on Heartland Dental's behalf to achieve favorable lease terms with landlords Collaborate with our sister development company to provide solutions for Doctors wishing to sell their real estate through affiliation of their dental practice Develop a fundamental knowledge of Heartland Dental's corporate structure and financial performance in order to effectively communicate with prospective landlords to advocate for favorable lease terms Partner with multiple internal departments to establish and maintain repeatable, scalable processes for affiliating practices Ensure reporting and key performance indicators are completed for all affiliating practices Develop a fundamental knowledge of Heartland Dental's operations and processes through extensive cross training with multiple departments including Development, Affiliations, Accounting, Finance, and Operations .
