Job Description

Position Overview:
Whitney Management Corp. is looking for a Janitorial/ Assistant Maintenance Technician to join our team; This position will be responsible for the general cleanliness of a building and upkeep of the building's image as well as light maintenance as well as assisting the community Lead Maintenance. Duties include vacuuming floors, sanitizing restroom facilities, collecting trash, cleaning common areas such as breakroom area, hallways, new market ready apartments, painting, work orders & light plumbing. The successful candidate for this position will possess the skills and aptitude for the following tasks: 1. Develop a full understanding of company policies and the Employee Handbook. 2. Cleaning wood, linoleum, tile, and other floors 3. Shampooing rugs and carpets 4. Emptying trash cans 5. Changing air filters and cleaning vents 6. Sweeping floors 7. Dusting all surfaces 8. Mopping and/or waxing of floors 9. Cleaning inside of windows/windowsills 10. Restock inventory of supplies. 11. Using equipment such as vacuums, floor buffers, carpet cleaners, broom, duster, mop, etc. 12. Collecting and taking out trash and recycling 13. Clean both common area facilities as well as new market ready apartments 14. Proactively fix and repair items as identified and reported by residents 15. Complete and log quarterly preventative maintenance 16. Prepping apartments for make-ready turns within 3-5 days 17. Monitor inventory of materials & equipment 18. Ensure effectively & timely follow up with residents, vendors, and property management team on all maintenance services provided 19. Respond to all on-call emergencies. Contact residents within 15 min of receiving a call and provide ETA not to exceed 1 hour 20. Respond to all maintenance requests within 24 hours
Position Requirements:
1. Minimum 0-2 years of experience in field or related area. 2. Ability to stand and walk for long periods 3. Knowledge of the field's commonly used concepts, practices, and procedures. 4. Availability to work evenings and weekends according to business needs of the company. 5. Reliable transportation to and from job 6. Must be able to perform job without reasonable accommodations 7. Present self in a neat, clean, and professional manner at all times throughout the workday and/or whenever present at the community 8. Comply with expectations as demonstrated in the Employee Handbook 9. Lift and carry up to 25lbs 10. Successfully pass both a criminal and drug screen testing
