Job Description

Job Summary We're looking for a reliable Maintenance Technician to keep our facilities and equipment in top shape across both the RV park and the inn. You'll troubleshoot issues, perform routine repairs, handle grounds upkeep, and ensure a safe, clean environment for our guests and our team. The ideal candidate is a practical problem-solver who can work independently, manage their own day, and take pride in a property that looks sharp.
What You'll Do:
1. Repairs & Troubleshooting Diagnose and repair general plumbing issues — leaks, clogs, running toilets, faucets, valves, water heaters Handle general electrical work — outlets, switches, fixtures, breakers, GFCIs Service and repair guest rooms:
HVAC/PTAC
units, appliances, door locks, drywall, paint, flooring, fixtures, and furniture Maintain RV site utilities — power pedestals (20/30/50 amp), water hookups, and sewer connections Perform carpentry and general handyman work as needed 2. Preventive Maintenance & Inspections Perform routine inspections of buildings, grounds, and machinery to spot issues early Follow a preventive maintenance schedule — HVAC filters, water heaters, smoke and CO detectors, fire extinguishers, exit lighting Keep an eye on the property daily and report developing problems before they become emergencies 3. Grounds & Curb Appeal Lawn maintenance: mowing, edging, weed-eating, and blowing Trimming, mulching, and general landscape upkeep Pressure washing walkways, pads, and building exteriors Trash and debris removal; keep common areas and dumpster areas clean Maintain RV sites and pads between guests Basic upkeep of small equipment — mowers, trimmers, blowers, golf cart 4. Documentation & Response Complete daily work orders and keep repair logs accurate and current Track parts and supplies; flag when inventory needs restocking Respond quickly to urgent repair requests during your shift Occasionally, you may be asked to respond to an after-hours issue. This isn't a nightly on-call role — the on-site management team handles most after-hours contact — but a burst pipe doesn't check the clock. All time worked outside your scheduled shift is paid.
What You Need:
1. Required Valid Florida driver's license and dependable transportation Demonstrated hands-on experience with general plumbing, electrical, and building repairs Ability to work independently, prioritize, and follow through without daily supervision Comfortable using a smartphone or tablet for work orders, photos, and communication Your own basic hand tools (we provide specialty tools, power equipment, and all materials) Must pass a background check Legally authorized to work in the United States 2. Preferred Prior experience at an RV park, campground, mobile home community, hotel, motel, or apartment complex Familiarity with RV utility pedestals and campground water/sewer systems HVAC, pool, CPO, or trade certification of any kind Small-engine repair experience Pool maintenance experience
Conversational Spanish Physical Requirements:
This is an active, outdoor-and-indoor job in the Florida climate.
You should be able to:
Lift and carry up to 50 lbs regularly, and occasionally more with assistance Climb and work from ladders safely Stand, walk, bend, kneel, crouch, and reach for extended periods Work outdoors in heat, humidity, and seasonal weather Operate hand tools, power tools, and grounds equipment safely
