About Muinzer Founded in 2002, Muinzer is a privately held real estate investment and management firm with a focus on student housing. The Muinzer team has successfully acquired, managed, and developed more than 5 million square feet of student housing, creative office, and urban retail space. Muinzer is seeking a dependable, experienced Maintenance Technician to join the team at Evergreen Auburn . This is a hands-on position responsible for completing resident service requests, preventative maintenance, repairs, property inspections, and general upkeep of the community. The ideal candidate is responsive, organized, comfortable using technology, and takes pride in completing work thoroughly and providing strong service to residents. Key Responsibilities Resident Service Requests & Repairs Complete assigned resident work orders accurately and in a timely manner. Diagnose and repair common apartment maintenance issues involving plumbing, electrical, appliances, HVAC, carpentry, locks, fixtures, and other building components. Prioritize emergency and time-sensitive maintenance requests appropriately. Communicate professionally with residents regarding maintenance issues, access, repairs, and follow-up. Ensure completed repairs are clean, professional, and fully resolved before closing the work order. Escalate significant or recurring maintenance issues to the Maintenance Supervisor or management. Work Order Management & Technology Use EliseAI as the company's designated maintenance platform for assigned work orders, scheduling, communication, documentation, and completion. Update work-order status throughout the day and maintain accurate notes regarding work performed. Document repairs with photos and additional information when appropriate. Maintain an accurate daily workload and promptly communicate when additional assistance, parts, or vendor support is needed. Experience with EliseAI is a plus. Experience with Entrata or other property management software is also preferred. Preventative Maintenance & Property Upkeep Assist with scheduled preventative maintenance programs. Inspect apartments, buildings, common areas, mechanical rooms, and property grounds for maintenance and safety concerns. Identify potential problems before they become larger repairs or resident issues. Assist with HVAC filter changes, inspections, plumbing checks, lighting, equipment maintenance, and other preventative maintenance tasks. Maintain common areas, building exteriors, and property facilities as assigned. Turns & Make-Ready Assist with apartment turns and make-ready work between residents. Complete assigned repairs and maintenance items within established turn schedules. Assist with inspections and identify additional repairs needed prior to move-in. Support high-volume turn and move-in periods as needed. Emergency Response Respond appropriately to water leaks, HVAC failures, electrical issues, plumbing emergencies, life-safety concerns, and other urgent maintenance situations. Understand the location and operation of property water, electrical, and other emergency shutoffs. Participate in the maintenance on-call rotation as required. Immediately communicate significant incidents, property damage, water intrusion, or safety concerns to management. Team & Vendor Support Work closely with the Maintenance Supervisor and other maintenance team members to complete department priorities. Assist vendors and contractors with access and property information as directed. Communicate parts, supply, equipment, and inventory needs to the Maintenance Supervisor. Maintain tools, equipment, maintenance areas, and the maintenance shop in a clean and organized condition. Safety Follow company safety policies and safe work practices at all times. Properly use personal protective equipment, chemicals, tools, ladders, and maintenance equipment. Follow hazard communication procedures and manufacturer guidelines when using chemicals and maintenance products. Report hazardous or unsafe conditions immediately. Qualifications High school diploma or equivalent preferred. Previous apartment, multifamily, student housing, hotel, or similar maintenance experience preferred. General knowledge of plumbing, electrical, appliances, HVAC, carpentry, and apartment maintenance. Ability to troubleshoot common maintenance issues and complete repairs independently. Strong time-management skills and ability to prioritize multiple work orders. Comfortable using smartphones, tablets, mobile apps, and maintenance management software throughout the workday. EliseAI experience is a plus. Entrata experience is a plus.
EPA/HVAC
certification is preferred but not required. Valid driver's license and reliable transportation may be required. Ability to communicate professionally with residents, coworkers, supervisors, and vendors. Ability to safely use hand tools, power tools, ladders, chemicals, and maintenance equipment. Ability to lift 50 pounds or more and perform the physical requirements associated with property maintenance. Ability to work outdoors and in varying weather conditions.
