Skilled Maintenance Technicians are expected to work independently and exercise judgment and initiative and may provide oversight on assigned projects. Positions at this level receive only occasional instruction or assistance as new or unusual situations arise and are fully aware of the operating procedures and policies. This position requires the use of mature judgement in applying rules and regulations in emergency situations. Appropriate placement on the Alabama Community College System salary schedule E3-03 . Essential Duties and Responsibilities At a minimum, the essential functions of this position shall include: Installs, modifies, and repairs equipment and/or facilities. Plans and schedules repairs, when necessary. Performs general maintenance including the upkeep and maintenance of all buildings, fixtures, furnishings, equipment, and grounds. Maintains proper lighting (internal and external) on campus. Performs preventative maintenance checks on equipment and buildings and complete necessary reports of preventative maintenance activities. Enters appropriate data into computer systems to ensure preventative maintenance information is utilized and to maintain accurate records of work performed and materials and supplies used. Assists in developing and overseeing projects for installation, maintenance, and repair activities. As assigned, may direct the work of contractors and others on a project basis. Installs, troubleshoots, repairs, and maintains electrical and electronic systems, mechanical devices and equipment, HVAC systems, and plumbing systems. Cleans and services equipment, machinery, structures, and related appurtenances. Confers with staff to determine equipment problems; suggests methods of minimizing such problems in an operational setting. Reads and interprets specifications, diagrams, manuals, and other documentation. Operates heavy equipment, when applicable. Assists with the maintenance of all college vehicles. Assists with moving and storage operations of the campuses as needed. Assists in preparing the physical arrangements, setting up equipment, tables, chairs, etc. for special events. Completes repairs to potential safety hazards to avoid injuries. All positions at Coastal Alabama have the job responsibilities below: Handles sensitive information in a confidential manner. Qualifications Required Qualifications Associate degree in a technical field from a regionally accredited college or university OR Industry certification in the technical field of HVAC, Plumbing, Electrical, Carpentry, or similar field. One year maintenance experience in facility systems. Knowledge of facility systems to include electrical, HVAC and plumbing. Current and valid driver's license. Ability to drive the College's motor vehicles, to include State vehicles and equipment. Excellent communication skills (both verbal and writing). Excellent customer services, specifically calm and friendly service. Ability to operate a motor vehicle, tractor, and standard business office machines. Ability to manage competing priorities and stressful situations. Ability to carry out instructions furnished in written, oral, or diagram form. Ability to complete an assigned task in a safe manner and in a constant state of alertness; must understand and follow all safety rules. Possess problem solving capabilities to diagnose problems and determine appropriate pathways of correction. Preferred Qualifications Ability to read and follow blueprints.
