Supports the Building Maintenance Supervisor by completing complex maintenance tasks, maintaining City facilities, and assisting in the safe and efficient operation of City buildings.
REPORTING STRUCTURE
The Senior Building Maintenance Laborer reports directly to the Building Maintenance Supervisor, and indirectly to the Director of Public Works.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Ensure tools, equipment, parts, materials, and safety items needed for the daily assignment are in good working order and properly loaded or staged before the assignment begins. Use required personal protective equipment and follow established safety procedures while performing assigned building maintenance tasks. Clean and maintain tools, equipment, and work areas; return tools and materials to the proper storage area at the end of the assignment. Report damaged, missing, inoperative, or unsafe tools, equipment, fixtures, building systems, or facility conditions to the Building Maintenance Supervisor. Diagnose and perform routine building maintenance and repair tasks, including painting, minor drywall repair, minor carpentry, door and hardware repair, shelving repair, fixture repair/replacement, ceiling tile replacement, and general facility upkeep. Assist with basic plumbing-related maintenance such as unclogging fixtures, replacing minor components, and identifying leaks. Assist with non-licensed electrical support tasks such as replacing lamps, covers, and other minor components as authorized by the Supervisor and applicable law. This position does not perform electrical work requiring a license unless the employee separately holds the required license and is assigned accordingly. Perform routine facility checks, including lighting, restrooms, doors, locks, windows, drains, equipment rooms, and other assigned building areas. Assist with Heating, Ventilation, and Air Conditioning (HVAC) support tasks such as changing filters, cleaning vents, reporting equipment concerns, and escorting contractors or higher-level technicians. Assist with event set-up by assembling or removing furniture, equipment, tables, chairs, signs, materials, or supplies for City operations, public meetings, and assigned facility needs. Perform pressure washing, basic cleaning, debris removal, water cleanup, storm-related facility support, and other emergency or preventive maintenance tasks as assigned. Operate assigned non-CDL City vehicles and light equipment, including pickup trucks, vans, hand tools, power tools, ladders, small shop equipment, painting equipment, pressure washers, and similar building maintenance equipment. Within the employee's training and authority, assist with sign or small fabrication-related tasks. Enter, update, or provide information for work orders, inspection notes, material usage, and completed task documentation as directed. Support other Public Works divisions during special projects, weather events, staffing shortages, or emergency operations when assigned by the Director of Public Works or their designee. Complete other duties and tasks as needed or assigned.
QUALIFICATIONS
The knowledge, skills, and abilities necessary to fulfill the essential duties are usually, although not always, acquired through the following: o Completion of high school or equivalent, and o One (1) year of related experience in building maintenance, construction, custodial-maintenance, facility repair, or similar work. o Equivalent combination of education and experience will be considered.
PREFERRED QUALIFICATIONS
o Prior municipal, facility maintenance, or public works experience is preferred, but not required. o Three (3) years of progressively responsible experience in building maintenance, facility maintenance, construction, or a related trade; or an equivalent combination of education and experience.
CERTIFICATES & LICENSES
o Current, valid, Arkansas Driver's License, or ability to obtain and maintain a valid Arkansas Driver's License within 90 days of employment and maintain such license for the duration of employment.
KNOWLEDGE, SKILLS & ABILITIES
o Ability to read and understand safety rules, work orders, operating instructions, maintenance instructions, labels, and basic procedure manuals. o Ability to communicate routine information to supervisors, coworkers, vendors, and members of the public in a clear and professional manner. o Ability to add, subtract, multiply, and divide whole numbers and measurements; read tape measures or similar measuring tools; estimate basic material needs; and use common units of weight, volume, distance, and area as needed for assigned tasks. o Ability to understand and execute written, verbal, or visual instructions. o Ability to recognize unsafe conditions, identify basic maintenance concerns, and refer questions or non-routine problems to the Building Maintenance Supervisor.
WORK ENVIRONMENT
The employee may work indoors and outdoors and may be exposed to moving mechanical parts, vibration, noise, dust, fumes, wet or humid conditions, hot or cold weather, cleaning products, sharp tools, ladders, and limited risk of electrical shock when working near building systems. The noise level is usually moderate to loud depending on the assigned work area and equipment used.
PHYSICAL DEMANDS
While performing the functions of this job, the employee is regularly required to stand; walk; use hands to handle tools or materials; reach with hands and arms; talk or hear; stoop, kneel, crouch, or crawl; climb or balance; and work from ladders or elevated surfaces when properly trained and assigned. The employee must regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
