Summary:

The Maintenance Technician is responsible for maintaining, correcting deficiencies, and/or making repairs to all assigned areas within the Mall. The Maintenance Technician will report to the Lead Maintenance Tech and work in coordination with Mall Management. Essential Duties and Responsibilities include the following (other duties may be assigned).

• Visually inspects equipment at periodic intervals to detect malfunctions or need for repair, adjustment, or lubrication.
• Assist with set up and break down of special events.
• Change light bulbs and ballast.
• Perform minor sheetrock patch work, caulking, and painting.
• May stamp new keys.
• Assist facilities and / or chief engineer with special assignments.
• Provide access to approved vendors and contractors.
• Assist with overseeing various trades working on property.
• May provide support to janitorial staff
• Oil and lubricate equipment (based on professional certification and license).
• Assist with recording operation and maintenance actions taken during shift in operators logbook.
• Hang common area fixtures such as lamps, paintings (art), dispensers
• Remove and replace ceiling tile(s).
• May perform minor repair on furniture and floors.
• Maintain and/or replace door hardware.
• Unclog / snake toilet and urinals as needed.
• May change HVAC filters
• May clean roof gutters and downspouts provided advanced training, safety gear, certified rigging, and OPOS are in place.
• Check and clean out the water heater drip pan (report if standing water).

Create, update, and complete all assigned common area work orders. Respond to inquiries and investigate and resolve problems Examine machinery and equipment to diagnose trouble using basic mechanical tools and equipment. Utilize proper safety precautions related to all work performed.

Inspection:

Conduct and document an inspection of all common areas at least monthly. Conduct routine project inspections as directed by the lead maintenance technician or mall management Conduct follow up inspection of items noted in need of maintenance or repair, including weekly, monthly, quarterly and annual maintenance report punch list items. Perform weekly inspection and fire exit signage. May perform weekly emergency lighting systems.

Reporting :

Maintain the work order task log. Timely report project inspection results. Maintain the inventory of tools and supply.

Emergency Response:

Maintain preparedness for emergency response to flood, fire, power outage, earthquake and other disaster. Respond to project emergencies.

Be available for overtime in special circumstances in order to complete projects or meet deadlines. Be prepared to assist team members with tasks not strictly related to this job description. Maintain customer service standards as set by the Hospitality Department and General Manager.

Certificates, Licenses, Registrations:

Driver's License. OSHA 20- Optional Optional EPA/608 license or HVAC certification-

Optional Language Skills:

Ability to read and interpret documents such as safety rules also, operating and maintenance instructions, and all maintenance procedure manuals provided by Developer. Ability to clearly and accurately write routine reports and correspondence in English. Ability to speak English effectively and professionally and communicate clearly and concisely.

Mathematical Skills:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to read thermostats, PRVs and gauges to complete monthly maintenance worksheets.

Reasoning Ability:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to handle with problems involving several concrete variables in standardized situations. Ability to foresee conflict(s) as a result of maintenance difficulties and to advise the appropriate party when necessary without instruction.

Computer Skills:

Personal computer proficiency, including Microsoft Outlook, Word, Excel, and property specific software programs to stay organized and communicate.

While performing the duties of this job, the maintenance technician is regularly required to talk and hear. The maintenance technician is required to walk and stand and occasionally is required to sit. The use of stairs and ladders are required in order to maintain certain building components. The maintenance technician must occasionally lift and/or move up to 35+ pounds.
