Job Summary We are seeking a dedicated and proactive Live On-Site Maintenance Technician to ensure the seamless operation and upkeep of our facilities. Responsibilities Perform routine inspections and preventative maintenance on electrical, plumbing, HVAC (Heating, Ventilation, and Air Conditioning), mechanical, and building interior systems to ensure optimal performance. Troubleshoot and repair electrical equipment using schematics, hand tools, multimeters (including Ohmmeters), and other diagnostic tools. Conduct HVAC system repairs, including filter replacements, ductwork adjustments, and system calibrations to maintain comfortable indoor environments. Carry out plumbing maintenance and repairs such as fixing leaks, unclogging drains, and maintaining plumbing systems to ensure safety and functionality. Utilize welding skills when necessary for structural repairs or modifications; operate power tools safely for carpentry and maintenance painting projects. Supervise or assist with facilities equipment maintenance tasks, including electrical work, carpentry projects, painting, and general building interior upkeep. Maintain detailed records of all maintenance activities, including schematics reading, work orders, safety protocols, and inventory management of tools and parts. Provide excellent customer service by responding promptly to resident requests or concerns related to facilities issues. Lead or support team efforts in supervising maintenance tasks when required; demonstrate leadership qualities to ensure efficient workflow. Ensure compliance with safety standards and regulations during all maintenance procedures; promote a safe working environment for all residents and staff. Qualifications Proven experience in facilities maintenance or related roles with strong mechanical knowledge across electrical systems, plumbing, HVAC repair, carpentry, welding, and general building upkeep. Proficiency with schematics reading, electrical equipment repair, plumbing system maintenance, HVAC systems troubleshooting, and use of hand tools including multimeters like Ohmmeters. Ability to perform electrical work safely in accordance with industry standards; experience with programmable logic controllers (PLCs) is a plus. Skilled in residential painting, maintenance painting techniques, drywall repair, carpentry projects, and general interior building maintenance. Strong troubleshooting skills with the ability to diagnose issues efficiently using technical manuals or schematics. Excellent communication skills in English; capable of providing clear instructions or updates to residents or team members. Demonstrated leadership or supervisory experience in a maintenance environment preferred. Valid driver's license may be required depending on the scope of responsibilities; familiarity with RMO (Maintenance Repair Operations) practices highly desirable. Small 1 bedroom apartment is available for maintenance.

Pay:
