Weekend availability and participation in an on-call rotation are required Job Summary A&M Properties is seeking a dependable and experienced Maintenance Technician to support the daily maintenance needs of our apartment community in Huntington Beach. In this hands-on position, you will complete resident service requests, perform preventive maintenance, prepare vacant apartments for new residents, and assist with repairs throughout the property. The ideal candidate takes pride in quality workmanship, provides respectful resident service, and can manage multiple maintenance priorities. Key Responsibilities Complete maintenance requests accurately and within established timelines. Troubleshoot, repair, remove, and install appliances, including stoves, refrigerators, microwaves, dishwashers, garbage disposals, laundry units, and water heaters. Perform basic plumbing repairs involving toilets, sinks, faucets, vanities, drains, and water heaters. Clear drain and sewer lines using appropriate equipment. Troubleshoot and repair basic electrical components, including outlets, switches, breakers, and fuses. Prepare vacant apartments for new residents by completing make-ready repairs and installations. Perform minor drywall, cabinet, countertop, screen, blind, hardware, and fixture repairs. Complete preventive maintenance and inspect the property for potential maintenance or safety concerns. Maintain common areas, stairways, equipment, and other property features. Communicate professionally with residents, supervisors, vendors, and team members. Maintain a clean and organized work area and follow established safety procedures. Participate in the property's weekend and on-call rotation. Qualifications At least three years of apartment, residential, facilities, or related maintenance experience preferred. Working knowledge of appliance repair, plumbing, electrical troubleshooting, and general property maintenance. Apartment make-ready or unit-turn experience preferred. Strong troubleshooting and problem-solving skills. Ability to manage multiple service requests and changing priorities. Professional and respectful communication skills. Valid driver's license and reliable transportation. Ability to report to the assigned property within the company's required emergency-response timeframe while on call. Physical Requirements Ability to lift, carry, push, pull, or maneuver up to 50 pounds using safe lifting practices. Ability to bend, kneel, climb, reach, stand, and walk while completing maintenance duties. Ability to use maintenance tools and equipment safely. Ability to perform the essential duties of the position, with or without reasonable accommodation. Schedule and On-Call Requirements This is a full-time position requiring weekend availability as part of a scheduled rotation. The Maintenance Technician must also participate in an on-call rotation to respond to urgent maintenance situations outside regular working hours.
Driver's License and Transportation:
A valid California driver's license and reliable transportation are required. This position requires regular driving to assigned properties, transporting tools and supplies, and responding to after-hours emergency maintenance calls during scheduled on-call rotations. Employees must maintain an acceptable driving record and meet applicable Company automobile-insurance requirements. Compensation and Benefits The hourly pay range for this position is $22.00-$26.00 per hour. Actual starting pay will be based on relevant experience, skills, qualifications, and other job-related factors.
