Property Manager / Maintenance Supervisor About Us We are a family-owned and operated company that manages 15 properties / 600+ units, including commercial buildings and multi-family residential communities. We're looking for a reliable, hands-on Maintenance Technician to keep our properties safe, functional, and well-maintained for tenants and businesses alike. Position Summary This is a temporary contractor position, with potential eligibility for full-time employee benefits based on performance and tenure. The Maintenance Technician is responsible for the upkeep, repair, and preventive maintenance of commercial and residential properties. This role involves diagnosing and fixing a wide range of building systems, responding to tenant maintenance requests, and helping maintain curb appeal and safety standards across the property portfolio. This position may require rotating between multiple properties based on business needs, so reliable transportation is preferred. Key Responsibilities Perform routine and preventive maintenance on HVAC, plumbing, electrical, and mechanical systems Respond promptly to tenant/resident work orders and resolve issues efficiently Complete unit turnovers (painting, repairs, cleaning) between tenants in a timely manner Inspect properties regularly to identify and address maintenance needs before they become problems Perform minor repairs: drywall patching, carpentry, appliance repair, fixture replacement, etc. Maintain common areas, parking lots, landscaping, and exterior building components Respond to after-hours emergency maintenance calls as part of on-call rotation Travel between assigned properties as needed to address maintenance needs across the portfolio Ensure compliance with safety codes and property standards Maintain accurate records of work performed, parts used, and time spent Coordinate with outside contractors/vendors for specialized repairs when needed Manage and track maintenance inventory and supplies Qualifications 2+ years of experience in property maintenance, commercial building maintenance, or a related trade Working knowledge of HVAC, plumbing, and electrical systems (certification a plus) Basic carpentry, painting, and general repair skills Ability to use hand and power tools safely and effectively Strong problem-solving skills and attention to detail Ability to lift up to 50+ lbs and perform physical tasks (climbing ladders, bending, standing for extended periods) Valid driver's license and reliable source of transportation preferred, as this role may require travel between multiple properties Excellent communication and customer service skills Availability for on-call/emergency maintenance requestsHVAC/EPA
