$45-$51/hr(W2) Based On experience

The primary objective of this role is to audit, optimize, and expand our existing Preventative Maintenance (PM) program. This individual will bridge the gap between field maintenance and data systems, converting technical documentation and historical work order data into actionable, detailed maintenance procedures.
Job Duties:
Scope of Services & Key Responsibilities The Consultant will work under the direction of the Plant Engineer to execute the following tasks: Asset & Work Order Audit Review existing and historical work order data within the Computerized Maintenance Management System (CMMS) to identify procedural gaps. Cross-reference current asset registries with physical field inventory to ensure critical equipment tags are accurate. PM Procedure Optimization & Development Author, revise, and standardize detailed PM job plans and step-by-step procedures for critical utility and facility equipment, including but not limited to:
HVAC Systems:
Air Handling Units (AHUs), HEPA filtration loops, and VAV systems.
Exhaust Systems:
Lab chemical fume hoods, bio-safety cabinet exhaust fans, and stroboscopic exhaust stacks.
Plant Utilities:
Chillers, cooling towers, boilers, and compressed air systems.
High-Purity Utilities:
Reverse Osmosis / Deionized Water (RODI) purification and distribution systems. Integrate safety requirements into all procedures, including Lockout/Tagout (LOTO), Job Hazard Analyses (JHAs), and Personal Protective Equipment (PPE) specifications. Compliance & Quality Integration Ensure all written procedures comply with local regulatory bodies, global engineering standards, and applicable Good Manufacturing/Laboratory Practices (GxP). Incorporate clear "pass/fail" criteria, calibration check-points, and data collection parameters within the PM steps to ensure Good Documentation Practices (GDP) can be maintained by executing technicians. Deliverables Milestone Timeline The contractor will be responsible for delivering the following finalized packages based on the schedule below: Milestone / Deliverable Target Timeline Description Gap Analysis Report Provided within 2 months A comprehensive assessment report detailing health of the current PM program, identifying high-risk assets lacking adequate PM documentation, and a prioritized timeline for procedure creation. Standardized PM Templates Month 3 A standardized, Engineering Manager-approved template format for all written job plans to ensure consistency across mechanical, electrical, and plumbing disciplines. Finalized PM Job Plans Ongoing (Batched Monthly) Batch delivery of finalized, ready-for-upload PM procedures for all targeted equipment classes (AHUs, Chillers, RODI, etc.), complete. CMMS Change Requests Project Conclusion Completed data upload sheets or system change requests required to seamlessly transition the newly authored procedures into the active CMMS database.
Candidate Qualifications & Requirements Education:
B.S. in Mechanical Engineering, Electrical Engineering, Facilities Engineering, or equivalent technical field experience.
Experience:
5+ years of experience in facilities engineering, reliability engineering, or maintenance operations within a regulated industry (Biotech, Pharmaceuticals, Healthcare, or Semiconductor).
Technical Knowledge:
Deep understanding of commercial/industrial HVAC, chilled water plants, industrial exhaust, and high-purity water system (RODI) operations and failure modes.
Systems Experience:
Proficiency with enterprise CMMS platforms (SAP Preferred).
Soft Skills:
Exceptional technical writing ability, strong data analytical skills, and the communication skills required to interview field technicians to capture tribal knowledge. #TMRD
