Positive Investments, Inc. is looking for a Maintenance Technician to manage the physical integrity and day-to-day maintenance operations of our assigned properties. This isn't just a desk job-you will be the "boots on the ground" ensuring our residents have a safe, functional, and beautiful place to call home. From technical repairs to vendor management, you will play a critical role in the success of our community.
What You'll Do Daily Operations:
Coordinate and execute work orders, property turns, and ongoing maintenance projects.
Expert Repairs:
Diagnose and repair issues involving HVAC, electrical systems, plumbing, carpentry, drywall, and appliances.
Property Inspections:
Conduct move-in/move-out inspections and daily checks of common areas (pools, fitness centers, grounds) to ensure safety and cleanliness.
Rapid Response:
Manage apartment "turns" within 1-7 days and respond to resident maintenance concerns professionally and promptly.
Preventative Care:
Follow established preventative maintenance programs, including moisture management and safety inspections.
Tech-Forward Admin:
Use Yardi to enter and close work orders, manage documentation, and generate operational reports. What You Bring to the
Table Experience:
At least 2 years of property management or building maintenance experience.
Technical Skills:
Proficiency in carpentry, electrical, appliance, and plumbing repairs.
Communication:
Ability to interact courteously with residents, vendors, and team members
Reliability:
You are punctual and willing to be "on-call" for after-hour or weekend emergencies
Physical Strength:
Comfort with physical labor, including climbing, reaching, and the ability to lift/move over 100 pounds
Digital Proficiency:
