FULL DESCRIPTION
We are seeking a Maintenance Technician to support apartment maintenance, routine repairs, make-ready work, safety inspections, grounds support, and general property upkeep. This role is responsible for maintaining the physical condition and appearance of the property, completing minor plumbing, appliance, lighting, carpentry, painting, pool, irrigation, flooring, door, window, and general repair tasks, and helping ensure a safe environment for tenants, staff, and visitors. The ideal candidate will have property maintenance experience, strong hands-on repair skills, their own basic tools, a valid driver's license, and the ability to provide high-quality service in a residential property environment. The selected candidate will be responsible for: Diagnosing and performing minor and routine maintenance repairs Completing interior and exterior lighting repairs Performing minor plumbing repairs Performing minor appliance repairs Completing carpentry work as needed Supporting basic pool care and pool area maintenance Completing wall repair and painting Supporting minor water irrigation system repairs Maintaining stairs, gates, fences, patios, railings, gutters, tile, spa areas, pool furniture, and related property features Supporting tile, carpet, flooring, fireplace, ceiling fan, shutter, door, cabinet, window, and sliding glass door repairs Repairing door locks and related hardware as needed Responding to water intrusion issues as needed Assisting with concrete, masonry, roof, and fencing repairs when required Assisting with grounds work when necessary Providing high-quality service to tenants, staff, and visitors Assisting with duties to restore apartments to market-ready condition Conducting property inspections of models, offices, vacant units, occupied units, and common areas as needed Identifying and reporting potential liability or safety hazards Immediately correcting unsafe conditions when possible Inspecting and maintaining tools in excellent condition Performing work area clean-up and safety-related duties Using PPE and safety equipment as tasks dictate Following federal, state, and local laws, company policies, procedures, and operational standards Participating in standby emergency coverage for evenings, weekends, and holidays as needed Maintaining regular and on-time attendance Supporting and following the company safety program Performing other duties as assigned The selected candidate will also possess: 2 to 3+ years of maintenance experience required Property management, apartment maintenance, residential maintenance, or facilities maintenance experience preferred Ability to perform routine maintenance and minor repairs required Valid driver's license required Own basic hand tools required Knowledge of safe tool use and tool maintenance required Experience using hand tools such as wrenches, screwdrivers, grips, sledgehammers, hammers, snips, posthole diggers, saws, and related tools preferred Experience using power tools such as grinders, sanders, drills, saws, and related tools preferred Experience using moving aids such as wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step-ladders, full ladders, and double ladders preferred Basic knowledge of mechanical equipment such as power washers, blowers, and compressors preferred Ability to provide professional service to tenants, staff, and visitors required Ability to identify and respond to safety concerns required Ability to follow safety procedures and use PPE as required Ability to support make-ready apartment turnover work required Ability to work independently and as part of a team required Reliable attendance and punctuality required Ability to participate in emergency standby coverage for evenings, weekends, and holidays as needed Ability to work onsite in San Diego, CA Ability to meet company health and safety requirements, including vaccination requirements if applicable
Physical Requirements:
Ability to stand and walk frequently throughout the workday while supporting apartment, property, grounds, and maintenance tasks Ability to bend, squat, kneel, stoop, reach, climb stairs, and climb ladders as needed Ability to reach above shoulders frequently Ability to grasp, grip, handle tools, use finger dexterity, and perform detailed repair tasks with both hands as needed Ability to lift, carry, push, pull, and move tools, materials, equipment, supplies, and property items as needed Ability to work around apartments, common areas, exterior property areas, pool areas, mechanical equipment, tools, and maintenance materials Ability to use hand tools, power tools, moving aids, ladders, and mechanical equipment safely Ability to visually inspect property areas, units, equipment, fixtures, repairs, safety hazards, and completed work for accuracy and safety Ability to wear required PPE, including goggles, masks, gloves, and related safety equipment as tasks dictate Ability to maintain focus, safety, professionalism, and attention to detail while performing maintenance and repair work
