Prepare surfaces by patching holes, sanding, caulking, priming, and cleaning surfaces before painting. Match existing paint colors and finishes as closely as possible. Perform clean, professional cut-ins around trim, doors, windows, cabinets, and other surfaces. Complete touch-ups and full-room painting as assigned. Protect floors, furniture, fixtures, and surrounding areas while painting. Maintain clean and organized work areas throughout each job. Identify additional painting or surface preparation needs and communicate them to the Lead Technician or Coordinator. General Maintenance & Repairs Perform routine building maintenance and respond to service requests in a timely manner. Complete basic handyman repairs and maintenance tasks within the Technician 1 scope. Repair and install doors, handles, hinges, shelving, and other basic hardware. Perform basic drywall repairs, patching, and minor construction projects. Replace ceiling tiles and perform minor finish repairs. Complete basic caulking, sealant, and grout work. Plumbing Perform basic plumbing maintenance and repairs within the Technician 1 scope. Replace showerheads, handles, spouts, toilet seats, faucet components, and other basic plumbing fixtures. Address running toilets, P-traps, sink screens, and other approved minor plumbing repairs. Report plumbing issues that require additional troubleshooting, specialty tools, or a licensed trade. Electrical Perform basic electrical replacement work within the Technician 1 scope. Replace standard switches, outlets, light fixtures, bulbs, plates, and similar components. Replace smoke and CO detectors and batteries as directed. Follow all safety requirements and stop work when an electrical issue falls outside the approved scope. Appliances & Fixtures Perform basic installation and replacement of household fixtures and appliances. Assist with garbage disposal replacements, range hoods, microwaves, and other approved maintenance tasks. Complete minor fixture upgrades and replacements as assigned. Exterior Work Perform basic exterior maintenance and repairs. Assist with fences, gates, decks, railings, and other exterior surfaces. Perform basic cleaning, preparation, caulking, and painting of exterior areas. Report conditions requiring specialty contractors or additional repairs. Work Orders & Customer Service Review assigned work orders and understand the scope of work before beginning. Document completed work accurately using the company's maintenance system. Take clear before-and-after photos of completed work. Communicate professionally with tenants, property management staff, and team members. Maintain a clean, professional appearance while working in occupied properties. Notify the Lead Technician or Coordinator when additional work is needed or when a job falls outside the Technician 1 scope. Safety & Compliance Follow all company safety protocols, PPE requirements, and Cal/OSHA standards. Use appropriate ladders, tools, PPE, and protective equipment for each job. Report hazards, unsafe conditions, property damage, or additional repair needs promptly. Follow stop-work procedures when a task is outside the Technician 1 scope or presents a safety concern. Qualifications & Experience Minimum 1+ year of professional painting experience. Strong residential painting skills are required. Ability to properly prepare surfaces, patch, sand, caulk, prime, and apply paint with a clean professional finish. Experience with interior and exterior painting is strongly preferred. Basic knowledge of general maintenance, handyman work, or property maintenance. Basic understanding of plumbing, electrical, carpentry, drywall, and general repairs. Ability to learn and follow established maintenance procedures and checklists. Ability to work independently while knowing when to ask for assistance. Strong attention to detail and pride in quality workmanship. Strong communication and customer service skills. Ability to work in occupied residential properties professionally and respectfully. Physical ability to lift up to 50 lbs., climb ladders, bend, kneel, and perform physically demanding tasks. Performance Metrics Quality and consistency of painting and maintenance work. Work order completion rate and response time. Accuracy of work order documentation and before-and-after photos. Adherence to company procedures, checklists, and safety protocols. Tenant and property management satisfaction. Ability to complete assigned work efficiently while maintaining a high standard of workmanship. Additional Requirements Because driving to and from various job sites is an essential function of this position, the candidate must possess a valid, active California driver's license and have access to reliable transportation that complies with all applicable state registration and insurance requirements.
