• Job Description
• The Senior Facilities Technician maintains and repairs critical building systems in a regulated medical device manufacturing environment.

This role performs advanced troubleshooting on HVAC, electrical, plumbing, mechanical, and life-safety systems, leads preventive maintenance programs, supports facility improvement projects, and provides technical guidance to junior technicians while ensuring safety and regulatory compliance.

• Responsibilities
• + Perform advanced troubleshooting, repair, and maintenance of building systems and equipment, including HVAC, plumbing, electrical (480v), lighting, mechanical, and life-safety systems.

+ Conduct routine inspections of facility systems and infrastructure to identify maintenance needs, reliability issues, and potential safety hazards.

+ Respond promptly to maintenance requests, equipment failures, and emergency repair situations to minimize downtime and maintain safe operations.

+ Coordinate and perform repairs to building structures, fixtures, doors, windows, flooring, and other facility assets as needed.

+ Execute and document preventive maintenance programs for facility equipment and infrastructure, ensuring tasks are completed on schedule.

+ Monitor equipment performance and recommend improvements, upgrades, or replacements to enhance reliability and efficiency.

+ Maintain accurate maintenance records, work orders, and inspection reports within the computerized maintenance management system (CMMS) or other tracking tools.

+ Assist in developing maintenance schedules and asset management plans to support long-term facility performance.

+ Provide guidance and technical support to junior maintenance technicians, coaching team members on maintenance procedures, safety protocols, and proper equipment operation.

+ Assist supervisors in prioritizing work assignments and coordinating maintenance activities to meet operational and production needs.

+ Support the selection, scheduling, and oversight of outside contractors and service providers for specialized maintenance and project work.

+ Verify the quality of work performed by vendors and contractors and ensure compliance with company standards and regulatory requirements.

+ Assist with facility improvement projects, renovations, and equipment installations, coordinating with internal teams and external partners as needed.

+ Ensure compliance with OSHA regulations, environmental requirements, and company safety policies in all maintenance activities.

+ Participate in safety inspections, audits, and corrective action initiatives to improve facility safety and regulatory compliance.

+ Maintain current knowledge of applicable building codes, standards, and regulatory requirements relevant to facility operations.

+ Follow lockout/tagout (LOTO), confined space, and other safety procedures as required, and promote safe work practices across the team.

+ Maintain inventory of maintenance supplies, tools, and spare parts to support uninterrupted facility operations.

+ Recommend purchases and replacements of tools, equipment, and parts based on usage, condition, and operational needs.

+ Ensure proper use, storage, and maintenance of tools and equipment to extend service life and support safe, efficient work.

• Essential Skills
• + Minimum 5-7 years of facilities maintenance experience in commercial, industrial, manufacturing, healthcare, or similar environments.

+ Strong knowledge of HVAC systems, including troubleshooting, repair, and preventive maintenance in a commercial or manufacturing setting.

+ Experience with electrical systems, including work with 480v equipment and building electrical distribution.

+ Proficiency in plumbing, mechanical, and general building systems maintenance and repair.

+ Hands-on experience with facilities maintenance, building maintenance, and facility repair activities.

+ Ability to perform systematic troubleshooting on complex building systems and equipment.

+ Experience working with outside vendors and contractors for maintenance and facility projects.

+ Experience using computerized maintenance management systems (CMMS) to manage work orders, maintenance records, and preventive maintenance schedules.

+ Ability to read and interpret blueprints, schematics, manuals, and technical drawings for building systems and equipment.

+ Strong understanding of OSHA regulations, safety procedures, and building codes related to facility operations.

+ Ability to follow and enforce safety protocols such as lockout/tagout (LOTO) and confined space procedures.

+ Effective communication skills to provide technical guidance to junior technicians and collaborate with supervisors and vendors.

+ Organizational skills to manage multiple maintenance tasks, prioritize work, and maintain accurate documentation.

• Additional Skills & Qualifications
• + High school diploma or GED required.

+ Technical certification, trade school training, or equivalent hands-on experience in a relevant field preferred.

+ Experience in a commercial, industrial, manufacturing, or healthcare facility environment, ideally within a regulated setting.

+ Experience in a medical device or similar clean room environment is beneficial.

+ Familiarity with facility improvement projects, renovations, and equipment installations.

+ Ability to participate in safety inspections, audits, and corrective action initiatives.

+ Experience maintaining inventory of maintenance supplies, tools, and spare parts.

+ Comfort working in a team-oriented environment and supporting the development of junior maintenance staff.

+ Ability to adapt to changing priorities, including occasional Saturday work when needed.

• Work Environment
• The position is based in a medical device manufacturing facility operating under FDA regulations, with work primarily performed in or supporting clean room environments.

The technician works with building systems such as HVAC, electrical, plumbing, mechanical, and life-safety equipment, using tools and CMMS technology to manage maintenance tasks. The standard shift runs from 7:00 a.m. to 3:30 p.m., Monday through Friday, with some Saturdays required when operational needs demand. The environment emphasizes cleanliness, safety, and adherence to strict regulatory and quality standards, and work is performed in a structured, process-driven setting typical of medical device manufacturing.

• This is a Contract to Hire position based out of Santa Clara, CA.
• Pay and Benefits
• The pay range for this position is $35.

00 - $40.00/hr. Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
