Job Description
We are currently looking for experienced Apartment Maintenance Technicians to join our dynamic team. We have open positions in Thousand Oaks and Ventura County. As an Apartment Maintenance Technician, this position is responsible for the completion of general maintenance tasks including service requests, turnover functions, and building maintenance in order to assist in maintaining and preserving the asset and to provide a quality living environment to residents. This position will also be responsible for maintaining, troubleshooting, and repairing or arranging for repairs to all building operating systems at assigned properties.
Essential Duties and Responsibilities:
Complete tasks related to all aspects of plumbing, electrical, HVAC, mechanical, carpentry, appliance, and hardware repair. Handle minor patch/paintwork, installation of filters and smoke alarms, lock changes, cabinet repairs, etc. Complete the make-ready process of vacant units per property manager direction. Maintain inventory levels for immediate service. Monitor and maintain building systems (e.g., sprinklers and lighting timers, gates, gutters, downspouts, etc.). Handle property preventive maintenance schedule. Prioritize work orders based on urgency and importance of the required maintenance service. Responds to emergency situations appropriately. Coordinate and complete special projects. Effectively, efficiently and professionally multi-task towards completion of all maintenance requests assigned and in compliance with the resident notice of entry restrictions. Build and maintain a professional, courteous and positive working relationship with the administrative staff, property managers, residents, vendors, and other employees to ensure the highest level of customer service. Exhibit and uphold the highest level of safety standards compliant with all company, city, state, and federal laws and guidelines. Exhibit compliance with all work-related activities with OSHA and other regulatory requirements. Completes maintenance service requests in a timely, safe, and professional manner. Accurately schedules and performs maintenance services for residents at assigned buildings. This includes an accurate depiction of the completed work (i.e., record keeping of digital Work Order/picture from start to completion). Performs other duties as may be directed, assigned, and required by the position. Professional Requirements Two or three years of experience as an Apartment Maintenance Technician or similar experience. At least a High School Diploma or equivalent. Must be extremely organized, oriented, and able to multi-task. Able to follow directions and work independently or as part of a team. Strong knowledge of repair techniques and operating procedures. Knowledge on how to account for time and supplies. Able to maintain regular attendance and follow an assigned work schedule. Basic mathematical skills. Basic use of a computer, good command of Google Suite, use of property management software such as Yardi, HD Supply, etc. Understanding and adherence to company policy on water intrusion, mold, asbestos, or handling of hazardous materials.Physical Requirements:
Work both indoors and outdoors with low to moderate noise levels. Regularly lift and carry up to 30 lbs. with or without assistance. Ability to see, talk, hear, bend, kneel, stoop, crouch, crawl, walk, stand, sit, turn/twist and manipulate body positions and equipment/tools required by the job.
