Required Maintenance Skills Candidates must have hands-on experience and be comfortable independently performing common residential maintenance and turnover work, including: Window replacement and installation LVP (Luxury Vinyl Plank) flooring installation Garbage disposal replacement Appliance installation and hookups Drywall patching, painting, and texture matching Basic plumbing repairs, including faucets, toilets, supply lines, and minor leaks Fence installation and repair Interior and exterior door replacement and adjustment Diagnosing and unclogging drains Replacing electrical outlets, switches, and light fixtures Using common hand and power tools safely and efficiently Diagnosing maintenance issues and determining the appropriate repair Completing rental-property turnovers with attention to quality and efficiency Candidates should be able to complete these types of repairs independently and to a professional standard. While specialized or licensed work may be assigned to outside contractors when appropriate, the Maintenance Technician is expected to handle the majority of routine residential repairs and property turnover work in-house.
