Job Description

Position Summary The Maintenance Technician II is responsible for performing hands-on maintenance, repair, turnover, and light renovation work on residential rental properties and fix-and-flip projects. This position is intended for a skilled general maintenance technician who can work independently across multiple trades, complete punch-list repairs, assist with property turns, and support higher-volume residential real estate operations. The ideal candidate has practical field experience, strong problem-solving ability, reliable transportation, a valid driver's license, and the ability to safely perform repairs in occupied and vacant residential properties. This role may qualify for use of a company vehicle depending on driving record, reliability, and company needs. Primary Responsibilities Perform routine and intermediate maintenance repairs on single-family homes, small multifamily properties, and renovation projects, including: Light plumbing repairs, including faucet replacement, toilet repair/replacement, drain troubleshooting, supply line replacement, garbage disposal replacement, and minor leak repairs. Appliance removal, installation, and exchange, including refrigerators, ranges, dishwashers, microwaves, washers, and dryers. Replacement of wood or laminate countertops, including measuring, cutting, fitting, and securing basic countertop materials. Electrical fixture replacement, including outlets, switches, GFCIs, light fixtures, ceiling fans, smoke detectors, and other basic residential electrical components. Drywall patching, texture matching, paint touch-up, and general wall repair. Basic HVAC service assistance, including filter changes, thermostat replacement, vent/register repair, basic troubleshooting, and coordination with licensed HVAC vendors when needed. Water heater removal and replacement assistance or exchange where legally permitted and within the technician's skill level. Interior and exterior door repair, lockset replacement, trim repair, cabinet repair, hardware replacement, and general carpentry. Light demolition, including removal of old flooring, cabinets, countertops, fixtures, damaged drywall, trash, and non-structural materials. Flooring prep and basic flooring removal/installation support. Trash-out cleanup, hauling preparation, debris removal, and jobsite organization. Landscape cleanup, weed removal, mowing support, branch/debris removal, basic irrigation troubleshooting, and exterior curb-appeal work. Fix-and-Flip / Renovation Support Assist with residential renovation projects, including: Completing punch-list items before listing or tenant move-in. Supporting kitchen, bathroom, flooring, paint, trim, fixture, and appliance scopes. Performing light framing, blocking, backing, and carpentry where qualified. Identifying repair issues that affect resale value, rent readiness, safety, or habitability. Working with project managers, subcontractors, inspectors, and vendors. Maintaining a clean, safe, and organized jobsite. Communicating material needs, repair progress, and project obstacles. Property Turnover & Tenant Work Orders Complete rental turnovers efficiently between tenants. Respond to assigned maintenance requests in occupied homes. Communicate professionally with tenants, owners, vendors, and internal staff. Document work performed with photos, notes, receipts, and time records. Identify when a licensed trade contractor is required. Maintain company tools, equipment, materials, and vehicle if assigned. Required Qualifications Prior experience in residential maintenance, property management maintenance, construction, remodeling, handyman work, or related field. Ability to perform general maintenance and repairs without constant supervision. Valid driver's license required if company vehicle is to be used. Acceptable driving record required for potential company vehicle eligibility. Ability to lift, carry, load, and unload materials and appliances as needed. Ability to use common hand tools, power tools, ladders, measuring tools, and jobsite equipment safely. Ability to read work orders, follow scopes of work, and communicate clearly. Professional appearance and behavior when working in occupied properties. Reliable attendance and ability to move between multiple properties during the workday. Preferred Qualifications Experience with residential property management maintenance. Experience with fix-and-flip renovations or rental turns. Light framing, trim carpentry, cabinet installation, flooring, tile, painting, or punch-list experience. Basic understanding of building systems, including plumbing, electrical, HVAC, and water heaters. HVAC service experience is a plus. Ability to tow a small trailer or operate a company truck is a plus. Own basic tools preferred, though company may provide specialized tools. Skills & Abilities The strongest candidate should be able to: Diagnose common residential maintenance problems. Work independently and make practical repair decisions. Complete clean, presentable, tenant-ready work. Balance speed, quality, and cost control. Know when a repair is beyond scope and should be escalated. Safely perform physical labor, demolition, cleanup, and material handling. Communicate before/after photos and job updates clearly. Maintain professionalism in both vacant renovation properties and occupied rentals. Example Work Orders Replace a leaking toilet supply line and reset a toilet. Swap a dishwasher and haul away the old unit. Patch drywall after plumbing access and match texture. Replace damaged laminate countertop sections. Change outlets, switches, and light fixtures. Remove old carpet, tack strips, and debris before flooring install. Replace a water heater with proper supervision or licensing compliance if required. Clean out a vacant rental after tenant move-out. Repair fence boards, exterior trim, or damaged doors. Complete final punch-list before property listing or tenant move-in.

$25.00 - $30.00 per hour
