This includes maintaining a safe and sanitary living environment for residents, guests, visitors and staff. The MT assists with all aspects of the property's maintenance including the physical grounds, custodial, preventive, corrective, deferred and emergency. The MT will be assigned to a specific district but may be called upon to assist with maintenance tasks at other locations as needed. This may include working from several facilities in Bridgeport, Fairfield, Norwalk, Stamford, Trumbull, Monroe and Wilton on a case-by- case basis. The regular work week for this position shall consist of thirty-five (35) hours, five (5) consecutive days — Monday to Friday, and seven (7) consecutive hours daily from 8:00 a.m. to 4:00 p.m. with one-half (1/2) hour for lunch. Evening and weekend work may be required as job duties demand. The MT will also be on call for after-hours maintenance every other week or as needed, including emergency situations such as ice or snow removal, severe storms or other urgent issues as determined by the CEO, or his/her designee. In times of an emergency, all employees are mandated to be called -in for overtime.

ESSENTIAL FUNCTIONS 1.

Performs work duties as per the maintenance program developed for the property. 2. Performs various maintenance functions including minor repairs that do not require the need for a license in the following areas: extermination, electrical, plumbing, appliances, flooring, carpentry, HVAC issues and property inspections. 3. Completes minor repairs and improvements in vacant units for move in status in a timely manner. 4. Performs general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. 5. Assists with vinyl floor, cove and wall base installation. 6. Responsible for snow removal. 7. Assists with trash removal and keeping the grounds and common areas free of trash and debris. 8. Performs emergency on-call service for afterhours maintenance-related issues as required. 9. Assists with emergency roof repairs and exterior siding repairs. 10. Performs assigned preventive maintenance duties and tasks. 11. Prepares maintenance reports and all other job-related documentation. 12. Participates in emergency on-call shifts and after-hours maintenance. 13. Ability to fill out daily operations work orders via phone system. 14. Assists cleaning staff as required. 15. Completes non-emergency work orders within five (5) days and emergency work orders within 24 hours 16. Completes special projects as assigned by Operations Manager or Director of Operations or designee. 17. Enforces and adheres to company policies, rules and regulations. 18. Preserves and respects resident and applicant confidentiality. 19. Participates in training seminars as requested. 20. Performs all other related duties as assigned.

EDUCATION AND EXPERIENCE

High School Diploma or Equivalent with at least (3) three years of related experience.

KNOWLEDGE, SKILLS AND ABILITIES 1.

Knowledgeable and skilled in the safe use of hand tools and small power tools. 2. Ability to foster a positive, active and collaborative relationship with residents, communities, and associated agencies 3. Ability to read and write at the level required for successful performance. 4. Ability to communicate with CHP about demonstrated concerns of the community. 5. Sufficient vision to read fine print. 6. Sufficient body movement to drive car, climb, bend and kneel. 7. Dexterity to manipulate tools. 8. Sufficient strength to lift up to 100 pounds. 9. Physical capability to tolerate heights. 10. Sufficient stamina to perform physical labor in adverse conditions. 11. Must be computer proficient. 12. Must possess neat and orderly work habits. 13. Possesses adequate knowledge of plumbing, electrical, carpentry and heating standard practices. 14. Professional demeanor and solid interpersonal skills. 15. Ability to handle emergency and pressure sensitive situations due to complexity and time sensitivity when resolving problems. 16. Train in First aid. 17. Valid Connecticut Driver's License.
