Position Summary We are seeking a reliable, skilled, and motivated Maintenance Technician to support the daily maintenance operations of our residential community in Norwich, CT. This hands-on role is responsible for completing work orders, performing preventive maintenance, and ensuring apartments and common areas remain safe, clean, and well-maintained. The ideal candidate is dependable, organized, and takes pride in providing quality service while working independently and as part of a team, with participation in an on-call rotation for maintenance emergencies. Essential Duties and Responsibilities Perform skilled repairs and maintenance tasks in apartment units, common areas, and building systems, including plumbing, electrical, mechanical, and carpentry. Complete work orders accurately and in a timely manner, responding promptly to resident maintenance requests. Conduct routine preventive maintenance inspections and address issues proactively. Assist with apartment unit turns, including make-ready repairs and unit inspections prior to new resident move-in. Diagnose and troubleshoot maintenance problems; escalate complex issues to the Maintenance Director as needed. Support capital repairs, renovations, and improvement projects as directed. Maintain accurate maintenance records and document all work performed. Ensure compliance with local building codes, ordinances, and safety regulations. Be available for on-call maintenance duties, including after-hours, weekend, and emergency repairs. Maintain cleanliness and organization of the maintenance shop, storage areas, and equipment. Assist with upkeep of community grounds, amenities, and building exteriors as needed. Identify and report unsafe conditions and help ensure they are corrected promptly. Communicate professionally and courteously with residents, staff, and visitors. Represent the community professionally at all times. Follow all company, local, state, and federal safety guidelines. Qualifications Minimum of two (2) years of hands-on maintenance experience, preferably in residential property management. Working knowledge of HVAC, plumbing, electrical, mechanical systems, and carpentry. Strong troubleshooting, organizational, and time-management skills. Ability to work on-call, including nights, weekends, and emergency situations. Ability to work independently and as part of a team. Professional communication and interpersonal skills. Basic proficiency in reading and writing English. Must possess a valid driver's license and reliable transportation.
