A Building and General Maintenance Technician performs building maintenance and appliance repairs for an apartment complex, housing division, residential center or business, as directed by a property manager.
$35.00 - $40.00 per hour Job Summary Summit Skilled Solutions is seeking an experienced Building Maintenance Technician to perform preventive maintenance, troubleshooting, and repairs on facility equipment and building systems in a large-scale manufacturing environment. This is a multi-craft maintenance position requiring experience across HVAC, mechanical, electrical, plumbing, carpentry, and general building maintenance. The technician will complete scheduled PMs, respond to work orders, perform building rounds, troubleshoot equipment, and communicate directly with customers and site leadership. The ideal candidate is mechanically skilled, dependable, safety-conscious, and comfortable working independently in a fast-paced facility where priorities can change quickly. Key Responsibilities Preventive Maintenance & Work Orders Perform scheduled preventive maintenance according to written procedures and manufacturer requirements. Inspect equipment for wear, deterioration, and abnormal operating conditions. Replace expendable components such as belts, hoses, fluids, filters, and other maintenance items. Measure and evaluate operating characteristics including speed, pressure, vacuum, temperature, and vibration. Analyze PM findings and recommend improvements to preventive maintenance procedures. Accurately document all PM activities and completed work orders in the CMMS. Complete assigned work orders within established timelines. Maintain accurate records of repairs, inspections, and equipment conditions. Multi-Trade Maintenance Perform repairs and maintenance on HVAC, mechanical, electrical, plumbing, and other facility equipment. Complete general building repairs, including walls, doors, floors, ceiling tiles, and related components. Perform painting and finish work as required. Repair plumbing systems, including: Leaks Stoppages Sinks Piping Valves Drains Maintain building controls, lighting systems, and electrical distribution equipment. Replace lighting components, ceiling tiles, and ceiling grid. Perform maintenance and repairs on facility dock equipment, including: Overhead doors Dock levelers Dock locks Dock seals Electrical & Equipment Troubleshooting Diagnose malfunctioning electrical and mechanical equipment. Troubleshoot transformers, motors, motor starters, MCC panels, MCC circuits, VFDs, and lighting systems. Diagnose and repair damaged or broken electrical wires and cables. Maintain building and task lighting systems. Maintain parking lot lighting, emergency lighting, and exit lighting. Maintain 120-volt outlets and lighting controls. Service photoelectric eyes and lighting contactors. Troubleshoot lighting systems controlled through energy management systems. Facility Rounds & Inspections Perform scheduled facility rounds using established checklists. Monitor and document equipment operating conditions, including: Operating modes Pressures Temperatures RPM Vibration Other equipment performance indicators Identify abnormal conditions and report potential equipment failures. Recommend corrective action when maintenance issues are identified. Customer Communication Communicate directly with customers and site leadership regarding maintenance requests. Ensure work requests are clearly understood before beginning work. Communicate when parts or materials must be ordered. Provide timely updates when requested completion dates may be delayed. Maintain professional customer relationships through quality workmanship and effective communication. Safety Follow all company, customer, OSHA, and facility safety requirements. Maintain a clean, organized, and safe work area. Use proper PPE and safe work practices. Follow applicable procedures when working with electrical, mechanical, HVAC, plumbing, and other facility systems. Qualifications 5-7 years of maintenance experience required. Strong experience across multiple building trades, including: HVAC Mechanical Electrical Plumbing Carpentry General building maintenance Commercial, industrial, manufacturing, or facility maintenance experience preferred. Valid driver's license required. Strong mechanical troubleshooting and problem-solving skills. Ability to read and understand operating and maintenance instructions, written procedures, and technical documentation. Ability to complete routine reports and correspondence. Strong verbal and written communication skills. Ability to communicate effectively with customers, coworkers, and site leadership. Ability to work independently while managing multiple maintenance priorities. Comfortable working with CMMS systems and electronic work orders.
Schedule & Compensation Night Shift:
6:00 PM - 6:00 AM 2-2-3 Schedule $35.00 - $40.00 per hour Full-time position Work performed in a large-scale manufacturing/facilities environment Ideal Candidate The ideal candidate is a well-rounded multi-craft maintenance technician with 5-7 years of hands-on experience and the ability to troubleshoot across several trades. Strong candidates will have a combination of HVAC, electrical, mechanical, plumbing, and general building maintenance experience and be comfortable diagnosing equipment issues rather than simply performing routine PMs. Candidates with industrial, manufacturing, commercial facility, or critical facility maintenance backgrounds are strongly encouraged to apply.
