Full-Time Job Summary Summit Skilled Solutions is seeking an experienced Facilities Maintenance & Systems Specialist (FMSS) to support facility operations, building management systems, maintenance scheduling, and critical equipment monitoring within an industrial or manufacturing environment. The FMSS will report to the Maintenance Manager while taking daily direction from the Crew Lead. This position plays a key role in ensuring facility systems and equipment operate safely, efficiently, and reliably while meeting customer requirements. The successful candidate will monitor Building Management Systems (BMS) and Computerized Maintenance Management Systems (CMMS), coordinate preventive and reactive maintenance activities, respond to priority work orders, and communicate equipment issues and operational impacts to customers, technicians, vendors, and site leadership. This position is ideal for someone with a strong facilities, controls, BMS, or CMMS background who is comfortable managing changing priorities and responding quickly to critical facility issues. Key Responsibilities BMS & Facility Monitoring Monitor Building Management Systems (BMS) to identify, acknowledge, investigate, and escalate system alarms. Dispatch appropriate technicians to address BMS alarms and equipment issues. Reconcile and update BMS alarms to ensure accurate documentation and resolution. Monitor facility buildings and critical utilities to ensure optimal performance. Maintain a working knowledge of critical building mechanical and electrical systems. Perform equipment startup, system tuning, calibration, and BMS commissioning activities. Fine-tune building systems as new programs, controls, and sequences are developed. Identify developing equipment issues and coordinate corrective action before they impact customer operations. CMMS & Work Order Management Monitor the CMMS and respond to Priority 1 (P1) and Priority 2 (P2) work orders according to established escalation procedures. Ensure timely response, troubleshooting, correction, documentation, and communication of priority work orders. Schedule preventive and reactive maintenance activities for assigned technicians. Perform building audits and create work orders within the CMMS. Track open and completed work orders and ensure accurate documentation. Maintain clear communication regarding work order status and outstanding issues. Support corrective action and root cause analysis activities. Maintenance Coordination Coordinate daily maintenance activities with the Crew Lead, technicians, Maintenance Manager, and Site Manager. Schedule technicians and prioritize work based on equipment criticality and customer needs. Assist with troubleshooting and field circuit debugging. Support commissioning and integration of facility control systems. Help ensure maintenance activities are completed efficiently and to established quality standards. Coordinate with vendors and contractors as needed. Customer Communication Communicate directly with customer leadership, facility occupants, technicians, vendors, and site management. Provide timely updates regarding equipment issues, work orders, maintenance activities, and operational impacts. Evaluate service needs and coordinate appropriate maintenance response. Maintain a high level of customer satisfaction through responsive communication and follow-through. Escalate critical issues appropriately and ensure all relevant personnel remain informed. Shift Handoff & Documentation Maintain detailed documentation of open and completed activities throughout each shift. Complete shift turnover communications to ensure continuity between maintenance teams.

Safety & General Support Follow all company, customer, OSHA, and facility safety requirements. Safely operate hand tools and small power tools. Support facility audits, special projects, and maintenance initiatives. Adapt to changing priorities and respond effectively to unexpected downtime or critical facility events. Perform additional duties as assigned by the Crew Lead, Maintenance Manager, or Site Manager. Qualifications High school diploma or equivalent required. Undergraduate coursework, business school, technical training, or trade education preferred. 3-5 years of facility maintenance experience in an industrial or manufacturing environment. Experience with BMS/controls systems strongly preferred. Experience with BMS commissioning, software integration, system operation, and calibration preferred. Experience with pneumatic controls is a plus. Valid driver's license required. Technical, facilities, controls, or maintenance certifications are a plus. Strong understanding of mechanical and electrical facility systems. Ability to read and understand mechanical and electrical drawings. Knowledge of commissioning tools and field circuit debugging. Ability to use computers, smartphones, tablets, email, and CMMS software. Experience with Planon or similar CMMS platforms is a plus. Ability to manage an email inbox and communicate professionally through written correspondence. Strong organizational, troubleshooting, and problem-solving skills. Ability to work effectively with dynamic and changing priorities. Strong communication and customer service skills. Ability to work independently while also functioning effectively as part of a maintenance team. Position may require non-standard schedules, emergency response, and occasional weekend work. Ideal Candidate The ideal candidate is a facilities maintenance professional with BMS/controls and CMMS experience who can bridge the gap between facility systems, maintenance technicians, and customer operations. This person should be comfortable monitoring alarms, coordinating technicians, managing critical work orders, troubleshooting facility systems, documenting maintenance activities, and communicating effectively with customers and site leadership.
